Probate timeframes

We're waiting on probate being granted before we can complete. Conyenacing pretty much complete. Does anyone have any up to date experience of private timeframes?

Our vendor originally 'applied' at the beginning on April. IHT421 form was sent by HMRC to Probate Registry about 3 weeks ago....

Any advice / experience would be appreciated. Doesn't appear probate can be expedited anymore but regularly chasing.

    Yes I am buying a probate property. Probate was applied for mid February and was granted in second week of May, no issues raised, so around 11-12 weeks. Your solicitor won't be able to prepare the transfer deed until it is granted and they have to have seen it so add on a few weeks for paper work to be received, prepared, signed and returned for completion. 
  • Thanks, do you know when the application date starts? Is it once the forms go to HMRC, or when HMRC provide the probate summary (IHT421) to probate registry?

    Forms go to HMRC, three weeks later you can submit the application to the probate registry and then the clocks starts for the 8 week window, after which they can start chasing the application if it's not been granted.

    There's no guarantees regarding how long it will take.  Some people wait months whilst, in my case, it was 10 days from submission of IHT205 to receiving the Grant.

    I am also buying a probate property. 
    I've been told the vendor applied in the first week of March. We are still waiting. 
  • Hi I’m in a similar position - the sellers applied for probate and it was received 29th March so over 8 weeks now , will ask the sellers to chase now. Just wondered if anybody me had any success with chasing after the 8 week window?

    Probate could take a couple of weeks to a couple of years.

    Hi we buying a probate house, probate registry have received application, probate solicitor can see something on his file but got to wait till it’s scanned over to his office, anyone know how long roughly we will have to wait now, not overly complicated, sole beneficiary thanks

    As above, could be a couple of weeks, months, or even longer. If IHT is involved, or Estate is near IHT threshold, its likely to get a closer look than a very small Estate. At least the very long wait times caused by changes to computer systems & early stages of Pandemic, seem to have gone.

    If there's IHT involved. The HMRC may require an upfront payment against the liability before agreeing to the granting of  probate. This in itself can take a few weeks to resolve.
