How Soon Is Too Soon

Options
Helloo, I'm a first time buyer looking to purchase this year, but, my LISA can't be accessed until November. Maybe a silly question but how soon is too soon to start looking at houses? I know the process can take some time and I'd like to avoid some of the delay if I can and get a head start but then obviously can't use my LISA until the first year is up. TIA :)

You can’t buy until November so you can’t offer really until September - never too soon to get to know the market - but I would start looking in earnest until august

Some estate agents will ask for proof of funds for a deposit too if you are making an offer, so if you are waiting for any LISA bonuses to be paid that could also hold you up. Similarly Mortgage lenders will also want the money to be in your LISA, rather than just pending to be paid so give yourself enough time for all that to clear through.

The EA will not know if the ISA bonus is payable or not so that doesn't matter. Also if you make an offer that is accepted in September an EA won't hold it against you you can't complete until November as no sale would complete quicker than that anyway
