CGT split married couple sole ownership
Hello all, I would be grateful for your wisdom and thoughts on CGT. My OH and I want to (try and) buy a family home now we have a kid (we currently rent from a family member because when our kid arrived we decided a one bed in the city just didn’t cut it! I own a flat in my sole name. My OH and I also have one together. My…

Conveyancers new build
Just in the process of buying a new build and have been told that my solicitor is not on the lenders panel (after paying for searches) and doesn't have enough partners to be added. Can I use any solicitor listed on the lenders panel or do I have to use one recommend by the builder? Is it more expensive to use a non builder…

Valuation process
How can a property be valued when they're hasn't been anything sold recently to compare it to? We had over lenders valuation come back as 25k under offer. We paid under asking price which was a guide price, does it mean that even the EA weren't able to put a value on it?

CGT split plot
Hi, hope you can help. I am planning on buying a single plot of land that has a half built house on it and also planning permission for a bungalow (not started). My plan would be to buy the land, split the plot as I wish, sell the bungalow plot and finish the half built house. I would live in the house as my only residence…

Selling my house
OK so I've sold my house to a 1st time buyer (all 11 offers were off 1st time buyers) and didn't want to go through with the sale until we found somewhere and had an offer accepted. We thought we was in a good position selling to a end of chain. We've currently missed out on 5 houses now even though we've offered asking…

Buying a show home - how much should I offer?
Looking for some advice please. We are considering buying a show home, it will be ready to move into around November time, but in use from 2018 (so 3 years old), price - £600k. The same house type sold for £575k in September 2019 and £540k(??!) in February 2020 according to the Land Registry. My question is, how much…

Offered 3% more than asking price - morgage valuation
Hi! We’ve been looking for our first family home for 18 months. We’ve really struggled the last 4 months to even get viewing. We were outbid on 4 properties that we weren’t willing to pay more for but this week we’ve found a perfect property. We put an offer in of asking price which was rejected. We put a second offer 3%…

Tax returns when renting a property
10 years ago, I purchased a house using my retirement fund for my daughter to live in after her marriage broke down, and charge her rent at £5,000 per year. As I'm retired, I haven't had any other income in that time (no benefits either), so the £5,000 income falls within my personal tax allowance, and therefore there is…

Joint Mortgage / Partner Left

If they sell the house will she be counted as making herself homeless as she cant get mortgage to continue buying the house. She is…

Trespass
HiThere is a local road near to me that has only a handful of properties on it. Many many years ago this was a public road but I understand that some years later it was legally transferred to the property owners on the road with the properties on each side of the road owning (or being responsible for maintaining it) up to…

Valuation Survey - I'll be in
Hi. I know this is possibly a silly question but my buyer is having a valuation carried out next week and I will be present (owner). Will they ask me any questions, or keep themselves to themselves? I'd rather keep out of the process because it feels awkward.

In love with a falling down house
So. I’ve found the house I want to buy it’s over priced. And they won’t budge enough on price. The thing that I cannot get past is the cracked lintel. Is a stone house. Built 1900. One stone looking lintel is basically looking snapped. The window under this has cracks in the mortar. Tell me it’s terminal and will cost a…

Flat's Service Charge includes utility bills
I am viewing a two bedroom duplex flat in a small block tomorrow (built circa 2007) which has a service charge of £246/month. Estate Agent says the service charge includes utilities (gas, electricity and, I think, water). There is a ground rent of about £50/year. I haven't heard of utilities included in service charges…

Offer after transfering holding deposit
Hello,I am really interested in a property to rent, hence I have already transfered the holding deposit and signed a holding deposit agreement. It says: At the end it says Note that we have only discussed orally about moving date etc. In the meantime they have asked me to send my "offer", like the rent I want to pay, my…

Should I withdraw my offer on a house?
I made the classic mistake of falling in love with a house (I know, I know) and I've now spent 10 days waiting for the vendor to respond to the offer I made. It was a strong offer, within 3% of the asking price, and I'm a first-time buyer with a 40% deposit and no chain. However, the vendor at first made excuses about why…

Leasehold issues
About 15 years ago we had an issue with the leasehold on our house. A cheque we sent went astray, and rather than telling us, the company took us straight to court! We attended court (the other side did not). The Judge found in our favour, charging costs to the other side. We then received a letter from them saying the…

Why do EA's ask for your house name/number and postcode when your register with them/book a viewing?
I think this is to check how much your property was marketed for. I may be wrong of course. One asked me how much over the guide price I could offer! This was before any viewing had taken place. As it was offers had been received the day before it went on Right Move - one was a drive by and one was a cash buyer. Crazy…

Estate Agent possibly ignoring me.
Hi all, 7 days ago viewed a fairly suitable property and immediately after viewing submitted my offer via phone, email & letter (my offer is asking price & 5%). 7 days on and still waiting for the EA to get back to me, have phoned (they say the will get back to me) & emailed the EA nearly every day. Just to mention the EA…

Quite the start
My flat went on the market today at lunch time. Already got 8 viewings scheduled. Solid start. Can't complain  I wonder how many viewing requests the EA will receive during the weekend...
