Why do EA's ask for your house name/number and postcode when your register with them/book a viewing?

I think this is to check how much your property was marketed for. I may be wrong of course. One asked me how much over the guide price I could offer! This was before any viewing had taken place. As it was offers had been received the day before it went on Right Move - one was a drive by and one was a cash buyer. Crazy situation. After only a few weeks searching feeling very disheartened as can't even get viewings and location is a wide area. I am also seeing a lot more "offers over" I am tempted to take our property off the market and leave it until next year. Better to do it now and let our buyers down sooner rather than later.

Probably to check out if you are actually a serious buyer or just a window shopper.0

One EA recently asked me my address in order for me to book a viewing and said this was because I was going into the address, like a security reason.I also explained my property was for sale, they asked me with which agent and the postcode. If I was to proceed to an offer I would assume they check this out, or maybe they do when you’re on the phone booking it in, to check you are a genuine buyer.1

Part of the game. Finding out if you're serious (whatever that might mean to them, could be a five minute decision in principle) , getting loads of people interested, all offering over asking, house 'under' valued. Rinse and repeat.0

When i worked as EA based broker I was always told it was a security thing. People are less likely to be happy to provide details if they are up to no good. Even if someone is just being nosey they will probably hang up rather than give their own or fake details. The office I was in had a policy of cancelling viewings unless the client answered their phone to confirm.
Its not perfect but its better than asking nothing i guess4 -
Might also be a track and trace thing at the moment.2
