Thumping in a new build home!
Hi, bought a new build flat 3yrs ago from Barrats but cannot live here due to thumping and rattling of my whole ceiling when people in flat above are walking. Their floor sinks in and rattles too. It's awful when washing machine is on. They say it's heavy footed neighbours which is not true as it's a light small lady.…

Council tax demand on empty property
If this is the wrong area for this, apologies. I've just received a council tax demand for £423 arrears on my late father's bungalow. The property became empty from July 2012 (and the council were informed of this at the time) and it remained unoccupied until it was sold in September 2013. I just spoke to the council and…

Share of Freehold - Ground floor flat trees
I own the share of free hold on a ground floor flat which is one of 8 flats in a 3 storey block. The 8 flats are managed by a management company which is chaired by one of the other owners in the block. My flat has a garden and some large trees within the boundary. The management company is currently renovating the façade…

HOW Long
so the surveyor came to my property last Tuesday. My solicitor has everything he needs and I am going to rented accommodation so no change. The buyers are also in rented no change. Any ideas on how long you would expect this to take. Estate agents says mortgage offer should be done this week if Surveyor went out last week.…

Viewed two rental properties I liked yesterday but don't know how to decide
Both have their own pluses and minuses which have been about equal in my mind so far. I wanted central and one is super central which is a plus and a minus for being almost on top of the main drinking strip. That one has more private entrance to the apartment and positioned better on the block (on the corner so not…

Shared ownership, what do you think?
Hi everyone, My partner and I are first time buyers trying to size up the market at the moment. We've had an initial meeting with a mortgage advisor and have discussed the amount of money we could potentially borrow for us to buy a house which seems so far out of our reach! I am 23 and a health care assistant at my local…

My mum is a hoarder and wants me to keep 4 large storage boxes of bedding when i move
I had 2 large storage cupboards and a spare room in my current property and so my mum kept bringing up more and more bedding to keep in the cupboard. Now I'm moving I'm looking for a 1 bedroom to save money and the ones I've seen there are no storage cupboards. She is saying she wants me to keep those boxes, even though I…

LPE1 MIA: Is there anything we as buyers can do?
My partner and I are FTB of a flat with no chain; thought this would mean the buying process would be relatively quick but it's been 17 weeks since our offer was accepted and we still don't sound like we're near exchange (depending on who you believe). Sorry, this is a long post but would appreciate advice from those more…

Estate Agents 'Patter'
Take a look at the EA's description on this particular property as to who may be interested in purchasing it. http://www.rightmove.co.uk/property-for-sale/property-65406734.html To me it's a nice family home in a good location. EA seems to think it's more suited to a young professional couple? Are they being a bit…

HELP!! Builders caused damage and deny liability!!
Hi, I really need some advice. I bought a Persimmon new build and moved in October 28th 2016. As my partner drover her car over the 'peak' in the road (between the footpath and private road), the angle was such that her front underbumper hit the peak and cracked. I have had many phone calls etc and logged the issue less…

Ownership of House
All, I've posted a few times regarding mortgage and credit history issues. My partner has a significant chunk of equity in his flat that we are currently living in. I was not with him when he first bought this but have been living in it for 2.5/4 years. He now has approx £85k equity and wants to put this down as a deposit…

Slightly confused re Best & Final Offer & deposit
Last week I made an offer of £147500 on a house with a £150k price tag having been told by the EA that if there were multiple offers it would go to Best and Finals. But it didn't because someone obviously went in with a sufficiently over the top offer they thought no-one would match. So this week I tried different tactic…

Confused with little time left.
Hello, So I accepted a motgage offer. Signed the deed and sent that back to the solicitor and now I am about 10 days away from completion date on a shared ownership property. I am chasing my mortgage advisor about different types of insurances that may be required and also awaiting a response from the solicitors about…

Has anyone ever bought land with friends
Hi! We share a dream with some friends - to buy land and build our own houses. Has anyone ever done it? I know we could both buy separately, but it struck me that land for two (Or more) houses isn't necessarily twice as expensive. Also we would be able to get better deals when it comes to purchasing materials and so forth.…

Did morning expect us to be in this situation..
So for the last year we have been renovating from top to bottom our house. We have had a new roof, electrics, plumbing, plaster, decoration, kitchen, bathroom, carpets, and certainly not the cheapest of everything. We had solid oak work tops installed, thick carpets, an entire beige tiled bathroom, dimmer switches, sockets…

BTL Yield
i am looking at buying a BTL property with 75% financing. Gross yield is just above 5%. Net yield is half that.... does it seem right that costs are such a huge proportion of income.... i am fairly certain of my workings, i have included some assumptions for void periods also.... i guess i was just surprised at the impact.
