Just a quick question if anyone can help , thanks in advance.
Excepted an offer on my property, and had an offer on the property I want to buy excepted. The vendors are now actively looking for a new property.
Just wondering at what point should I get a survey done and instruct conveyancer to start getting the searches etc done?

'Accepted'?
If you want all your ducks in a row, to enable you to move things asap when the time comes, then instruct conveyancer, surveyor etc.
However many people prefer to wait till the chain is complete, in case it never does (complete), or the seller gets another offer. That way they've not invested cash into the purchase.

Accepted sorry, must have been excited.
Thanks for the reply. Also notice that the house is still on right move, and after ringing my conveyancer today they have had no contact off the selling estate agents, even after them asking for my conveyancors details last Thursday. Bit reluctant to pay for a survey and searches until the house is taken off the market. Would I be in my rights to tell the estate agent that.0 -
I'd say so. We waited until the chain was complete to do searches and survey and the estate agents etc were fine with that. Also gives you the freedom to keep looking if the vendor can't find anywhere suitable or takes longer than you can wait.0

I would insist the EA takes the property your buying off the market as soon as they have an AIP and Conveyancers details.
We're currently in the process of buying and the EA were quick to send the memorandum of sale to the solicitors. It was instant.
You can instruct the solicitor but tell them not to do anything with the case until everything else is complete (mortgage offer, chain etc,) or pay for the searches and suck it up if the sale falls through.
The second option will speed things up but is a risk as you will incur unnecessary costs should everything go Pete Tong.0
