Tree Repot
Hi We are applying for an equity release on our property. The only thing the surveyor has thrown up on the valuation is that a tree needs to be inspected which is 1 metre from our property on council land. The council has said the tree is fine and not causing damage but will not put anything thing in writing. We have…

Buying With Friends
Hi all, A group of friends and I have been discussing the possibility of starting up a property portfolio as a group. We each have a surplus income of about £2k p/m so the idea being every x number of months, putting together the deposit for a new place and build up from there. My question to all are, does anyone have any…

Adding son to a mortgage!
I have 5 properties that I let out, each with a mortgage. I do it as a 'hobby' I am not a limited company. When I pop my clogs my son will be liable for inheritance tax. So a few questions. After paying inheritance tax, if he were then to sell one or more of the properties would he then also be liable for CGT? Can I add my…

Ground rent
Hi, We are in the process of buying a house and have sold our own and moved out so there is no chain either side. We have had a valuation done and believed the property to be freehold but have since learnt that it is in fact leasehold. It had a 999 year lease but the mortgage company Nationwide want to know how much ground…

A new development has been ongoing for a while now in my area consisting of around 175 properties some flats some houses. End of Tenancy Nightmare...
Some advice please.. A close friend of mine rented a property for a number of years through a letting agent. Due to personal circumstances she has recently ended this tenancy and moved in with her partner. House age
Hi I bought a house and was told it was built in approx 1955 but it's since come to light it could be as old as 1927 and definitely before 1938. What's the implications of this? Our insurance obviously states 1955 which is what the surveyors told us. I'm a bit annoyed as 5 minutes looking into local history told me the…

Tax implications when selling a house
Hi. My mother in law moved house in November 2011, the new house cost her £200,000 and she decided to put herself, my wife and her brother as joint owners. Unfortunately my mother in law died in November 2013 and so my wife and her brother inherited the house, the mother in law was removed as an owner leaving only my wife…

loft conversion
Hi Guys, I saw a house which the loft was quite spacious but I keep hearing the term of loft convesion. The loft was V shaped and had a decent size inside. Part of me thinks all that needs to be done is to include a window and plaster board around the roof and light. That is all right ? Why would one pay 40k for a…

Reclaiming higher level stamp duty once youve sold your house
Hello, we are almost at exchange (hopefully this week) and I got some documents from our solicitor today in the post. I will be asking him these questions on Monday but would be interested to hear if anyone knows about it. A house came up in a road that we've always liked and we went to have a look and loved it. We hadn't…

Neighbours From Hell + Selling Up
Hi, Has anyone had neighbours from hell, and if and when they sold up, did they make a huge loss on the property? If things work out and my Mother agrees (if this house sells is the main sticking point), we will be moving out of this house and moving into a smaller one with much nicer neighbours. My concern is the sale of…

Hi, I know some of you will notice I have posted in insurance, but here goes. I have recently purchased a new house which has a multi fuel stove with a railway sleeper as a mantel. Help-to-buy (Welsh government) rental problem
My boyfriend moved into his house purchased using the Welsh government Help-to-Buy scheme around a week before we began dating. A year later, and with eight months of effectively living together but alternate weeks staying in my (owned) home and his, we have come to the conclusion that we needn't be paying mortgages and…
