loft conversion

Hi Guys,
I saw a house which the loft was quite spacious but I keep hearing the term of loft convesion.
The loft was V shaped and had a decent size inside.
Part of me thinks all that needs to be done is to include a window and plaster board around the roof and light.
That is all right ?
Why would one pay 40k for a conversion ?
also do you think big national home improvement companies such as anglian home improvements are better or local ?
I am afraid of local cowboys.
I have seen the cowboy builders and scared of trusting anyone that is not part of a huge firm.

No!
You need to meet planning regulations if dormer facing street.
You need to meet building regulations including structural alterations to the roof as necessary, thermal insulation requirements, fire protection, safe access and escape, etc, etc.Why would one pay 40k for a conversion ?
Because that is what it costs to do properly. (though I would say 30)also do you think big national home improvement companies such as anglian home improvements are better or local ?

Anglian may be large, but still cowboys IMHO. Get some recommendations locally from people who have done similar work.0 -
well it looked as storage place, what is stopping me to put few lights in there and few plaster boards around the timber so it looks like a wall rather than wood .
then maybe even no window.

It does seem cheap and good as spare room than storage
maybe my play room or study room
using the ladder no steps0 -
What about the fire regulations? You need proper stairs and doors. Also, the joists that you will be putting a lot of weight on, need to be strengthened.
After the replies you've had, I can't believe that you still think it's just a case of putting up some walls and a bit of electrical work.0 -
Idea passed
It was down to no privious experience
Maybe put some light unused furniture there until full conversion0
