Would there be any circumstances where a Form A restriction is missing from the title register on a property owned as tenants in common?

Can I pay for land separate from house purchase?
Hi I'm buying a house that currently rents its garden from the council. The vendors have agreed a sale on the house of £250000 but say they have an option to buy the rented garden and are offering to sell that to us separately for £10000+ Given that the garden is not part of the house but would be owned by the vendors of…

Hi Getting very close to completion on a property we're purchasing as FTB. Had the valuation 6 weeks ago and vendor lowered price to match valuation (£10k lower). We're really close to exchange and 5 pm on Friday the EA calls to say that they want another £10k as the market is rising and the proce should have gone up £10K…

outside stop tap
Hi everybody I live in Belfast and I was checking with my plumber that I don’t have any main stop valve. I need a valve for the water supply fitted outside the property so I can close it with a water valve key during the upgrading. Anybody knows the department and the phone number to call to have it fitted? Best Regards

Are three storey houses worth more than two storey houses?
I know a house is worth what someone will pay but generally I see that three storey houses have higher asking prices than two storey houses in my area. Is this normal? Someone once said to me that families may avoid three storey houses because the parents want a bedroom on the same floor as the children.

were you allowed into your new build to do stuff before completion?
just wondering, cos my carpet fitter seems to think he will be allowed in the day before to do the carpeting. if I was allowed in to do stuff, I'd probably want to tile the kitchen and wallpaper the bedroom. oh and fit a gate on the garden for the dogs to be secure.

How Important Is A Floorplan When Selling?
We've just put one of our properties on the market - this will be the first time of selling a property - and just wondered how important a floorplan was to most people? Personally speaking, when you looking at a property I always like to see a floor plan so I can see how the house/flat is set out. My EA has put all the…

What notice should I give
We recently had an offer accepted on a house as FTBs. However, we are currently renting. We had to extend our agreement a couple of months ago and agreed to an 18 months extension with a 3 month break clause. We paid the money (and the hike in rent) and signed the contract and sent it back. 1 month later we get a call…

Refurb Work-Knowing how much to offer
Hi, We're about to offer on a house which we like but for it to be perfect for us needs some fairly substantial work doing. The problem I have is knowing how much this work will cost and therefore what the maximum we can afford to offer is. In short we would want to do the following: * Add an extra bedroom and ensuite via…

Damp & Timber Report Requested as part of Mortgage Application
We've had a full mortgage offer for the purchase of our first house, however on the valuation report we've been requested to obtain a report for timber and damp work by a company approved by the PCA. has anyone else had to do this? The report has only cost us £96 as well, which has made a friend question whether it's a…

Too difficult to buy?
I'm just over a year into a 5 year fixed deal. I've seen a property I'm interested in buying - the house needs work but is ideal for what I need for the next 5-10 years. Nationwide have refused to port my mortgage to the new property (I was going to take a b2l out on the current one - I have between 90 & 100k equity in it)…

Extend HSBC consent to let
I am planning on renting out my house for a year starting in July. I have received consent to let from HSBC but the 12 months starts from the date of the letter and so the 12 month consent to let will expire before the end if tenancy. I wanted consent to let in place before I arranged a tenancy as didn't want to sign an…

Estate agent shenanigans
Hi, Put in a offer on a house but the Estate Agent wouldn't put it forward unless they saw my AIP or I talked to their Mortgage Advisor. I said I wouldn't provide it or speak to their Mortgage Advisor. I quoted 7c from their estate agent code of practice By law you must not discriminate, or threaten to discriminate,…

bluffing estate agent or not?!
Hi there me and my partner are in a bit of a pickle. We viewed a house on Saturday that is up for £90000. We instantly fell in love with it. The vendor was in the house during the viewing and I asked her and also the agent if there had been any offers on the house. They both said there has been no offers. The vendor said…

Setting up a company to property develop?
Hi - myself and a friend are considering buying a property to refurbish and sell on, hopefully at a profit. I am trying to look into whether or not we should set up a company to do this in order to try to reduce our tax liability should we be profitable. The intial aim is that 100% of profits would be resinvested to buy a…

Buying Parent's Home
Hi all, Hoping for a bit of advice really. I want to buy my parent's home at full market value. They want to sell up in order to move further North.…

Buying a Shared Freehold Flat
Dear all, I am currently looking to purchase a two bedroom flat and have had an offer accepted for a 'shared freehold flat'. Obviously I thought it being a freehold would mean no ground-rent or service charges. The property is the top floor of a semi-detached house with the other 'half' of the freehold being owned by the…
