Damp & Timber Report Requested as part of Mortgage Application

We've had a full mortgage offer for the purchase of our first house, however on the valuation report we've been requested to obtain a report for timber and damp work by a company approved by the PCA. has anyone else had to do this? The report has only cost us £96 as well, which has made a friend question whether it's a scam by the builders, he's under the impression it should be costing us over £1000 as it's a Full survey? Anyone in the know?

    I think your friend is getting a damp and timber report mixed up with a full buildings survey!

    Even a fully independent damp and timber report wouldn't cost as much as a full buildings survey.
    Everything that is supposed to be in heaven is already here on earth.
  • My contractor charges about £75 for a damp survey, so not sure what you friend is referring to??!

    Mine cost £225. Just make sure they don't work for a company that will also carry out the work so don't have a vested interest in finding work.

    Had no choice but use a damp proofing contractor, we had to use someone that was approved by the PCA.
  • from my experience there seems to be little point in getting an independent timber specialist because if they find something the company you get to treat it will charge you again to do an inspection! as they won't use another's results. although to be fair, most pay the fee back if there is something to treat
  • Maybe your friend is thinking of the remedial work which sometimes has to follow one of those reports? You can find yourself having to pay thousands on a damp-proof course as a condition of the mortgage continuing.
    I'm not a lawyer, so this is just my opinion. Don't go acting on legal advice you get from a stranger on the internet!

    So did we. Ours was independent and PCA approved.

    The problem is they could recommend unnecessary remedial work which will then become a condition of the mortgage offer.

    Debt-free and Proud!
    We had a survey done by an independent PCA approved surveyor who has no association with any damp proof companies. It cost £250.
