Offered accepted how much deposit to pay?
Hi We have had an offer accepted on a property for £130,000. :) :) We have £20,000 for deposit and fees. We will put a minimum of £13,000 10% down. Is it worth putting down £16,000 and leaving £4000 for fees and moving or should we just put the £13,000. Any advice would be welcome! :)

How long is DLA or SDP dependent LHA guaranteed?
I am on DLA middle rate care, and have SDP and LHA at the single bedroom rate(as opposed to the shared rate). If I was able to get support and wanted to attempt a full time course,(a course considered by the college to be full time), then I understand there's a risk to my DLA and/or ESA if there's an issue making my…

Where Do I Stand Legally?
I rent a property and had an electrical problem last weekend. Basically the electrics all went and I needed to get someone out to fix it. I called the property management company and they told me that since they are not based in my area, and since it was Saturday I was simply to arrange the electrician myself and pay for…

Shared Ownerships
Hi Everyone, In 12 months time (touch wood) i'll have paid off my debts via CCCS, after 10 years of berating myself for getting in such a mess and via the DMP. I'll be 40 next year and that would be a great target, as my life would officially begin lol!! I'm at the stage where i'm starting to think of past that debt free…

Tenancy Deposit Question
Hi everyone, Could anyone tell me how long a landlord has to return a tenancy deposit after the lease ends, if there is such a timescale? I moved out of my flat on the 1st July, after my landlord decided not to renew the lease (I think he was planning to move in himself, but I'm not sure). The inventory and check-out was…

Q: how long for refund of rental deposit?
We have moved out of a rental house a week ago. We had the whole house professionally cleaned and carpet steam cleaned. Landlord (moved back to his house) was very happy that house was cleaner and gardens neater than when we moved in 20 months ago! He said he told agent to refund our deposit without any deduction. We tried…

Tell me i'm not nuts
An end terrace has come up for sale across the road which has a large rough, grassy area to the side of it. It has always struck me as wasted space and i'm now thinking that maybe there's a way that I could buy the house and build on the land. I've never done anything like this before. Our house is worth around £50,000…

10% deposit, what's the problem?
Afternoon all, I'm coming cap in hand for some advice from the MSE great and good... Yesterday I missed out on the second successive property where the reason given for going with a different bidder was that "the vendors were nervous about selling to a first time buyer with a 10% deposit". This isn't something that I'd…

Changing our access on our deeds
Hi Folks, Ok ok, this is my first post on the forum, but I regularly use this website as a great resource for knowledge on money and other matters. I have a question on the process of getting my deeds changed, if they can be, without the patter from the solicitors or the owners of the other properties around. Anyway, this…

Letting and renting - how does it work
Hi, We've been on the market to sell our house since January. The price started a little high but have since dropped to what people seem to think is about right. In this time we've proceeded with two offers, both of which have fallen through for different reasons, and accepted a third offer which was withdrawn a few days…

reasons why not to go for a two week completeion
Because you need to give the Telco a minimum of two weeks notice if you wish to take over the line without paying the new connection charge, and if you don't take it over "on the day", it takes 7 clear days before they will re-connect it! So why do people insist on these short completion dates  tim

Lack of Planning - 1995?
We are in the process of purchasing a house and we know that it was once a former mechanic motor garage, dating back 150 years ago. At some point it became a residential dwelling but I am unable to locate any paperwork. My solicitor says nothing has come up in the searches, my vendor says nothing came up when she purchased…

How long left til exchange possible
I don't know much about an NHBC certificate except that you need insurance for houses under 10 years old. Are the vendors able to exchange the day after they receive this or do they have more work to do?

The programme on landlords last night
Did anyone see the programme on BBC1 last night? It highlighted the problems of renting out your house and how it can take a long time to get tenants out etc. It showed how much arrears people were in and generally was not a good advert for renting out your house?

Timescales on New Builds
I am interested in buying a 2 bed new build from Taylor Wimpey and have just sold a property. Building has started on site but prices still haven't been released and they are being a bit cagey about when they will be. Typically how long does it take from prices being released on new builds to actual completion and…
