Timescales on New Builds

I am interested in buying a 2 bed new build from Taylor Wimpey and have just sold a property. Building has started on site but prices still haven't been released and they are being a bit cagey about when they will be. Typically how long does it take from prices being released on new builds to actual completion and occupation? I am concerned that my current buyer will pull out if I can't get some actual answers re. timescales. I would be prepared to rent for a few months if necessary. Thanks.

    It really depends on what stage the development is at I think. Certainly in my case it seems Barratt head office decides when to release the plot. It was really weird because they had a group of properties half done which they only released for sale yesterday but they released my plot 8 weeks ago but it won't be completed til Nov/Dec.

    Possibly the sales person doesn't want to admit to you that your plot won't be released for months and lose a sale?

    Even if you proceed with a purchase it sounds like you're a long way off actually being able to move in.

    I doubt any buyer of your current property would agree to such an open-ended wait.
  • I have a TW new build 4 bed.

    Foundations in March and released for sale in June when about 8-12 bricks high. I reserved it at the end of June. Exchanged end of October. Moved in mid-Dec 2012. Lots of rain delays that year though.

    My buyer offered at the end of June and then exchanged in October with a long stop date of end of Dec with 9 working days notice of completion. TW were to give me 10 working days notice. In the end I had 14 or so days notice because their legal team was pretty good at letting my solicitor know that completion could be a week earlier than expected. Used the recommended solicitor and had no problems.
