Tell me i'm not nuts

An end terrace has come up for sale across the road which has a large rough, grassy area to the side of it. It has always struck me as wasted space and i'm now thinking that maybe there's a way that I could buy the house and build on the land.

I've never done anything like this before. Our house is worth around £50,000 more ( 4 beds rather than 2 ) so we would need to downsize and live in a cramped, dusty building site for a few months and use the spare cash for building perhaps a 3 bed house on the land. I'd then plan to sell both homes and move to somewhere lovely with the extra money made.

Am I nuts to consider this? Has anyone done anything like it?

    Think the first thing to do is find out who the land belongs too!

    The first thing to do is approach the estate agents handling the sale of the house, and establish exactly what's for sale. It's quite possible that it's only the house that's for sale and that the "large rough, grassy area to the side of it" is under different ownership.

    no, an EA will tell you what they know, which is very little in most cases.

    the LR will tell you 100% truth.

    There's no guarantee that you would get planning permission so don't buy the house until you've checked that out.

    chances are , if this land was available , you might find the asking price taking that into account , as in the fact there was buildable land (allegedly) would be plasterd all over the advert

    If it isn't registered you could stake it out and start using it as your own for 12 years. Then you could have the land registered in your name through adverse possession. Not a quick fix by any means.

    If you do check it out on the land registry the chances are somebody (maybe even the council) has it registered and would want a good price for it. Building land will go at quite a premium.

    so on the other hand , would you want to buy it , if the land isnt included , knowing at some point , something will be built right next door , possibly flats...

    I agree that their mouth will probably move and sounds will come out, but any more than that would be hasty.
