    Oh dear. Spanner in the works at the first hurdle. Looked around the property with the estate agent and he told me that some of the adjacent land isn't owned as such as part of the property. In fact, he says no one can trace who owns it. It has been rough ground which the owners of the property have parked their cars on for as long as anyone can remember. It's odd as a strip of grassland on the far side of the rough ground is owned by the property. That's why the house is up for such a low price apparently.
    The maddening thing is that someone WILL build on this rough ground at some point and if I could find my way through all the red tape it could be me. Unfortunately I don't have a clue .
    Regarding the 12 year rule, as the owners and their neighbours have been using it as their car park for over 12 years, does that mean that it's technically theirs now?
    I'll get onto the land registry today.

    If the current owners of the house are successful in a claim for the land, they won't be selling the house plus the land at the same low price that has interested you.

    How hard have they tried to find out who owns the land? Did they just ask the council or have they asked the land registry?

    I had a plot of land at the rear of my house which the EA told me the owners had been using for 20 years! It was owned by the Council and within a few months they wrote to us asking if we wanted to buy it so they knew it was there. We did buy for the then bargain price of £500 plus fees. 17 years on a neighbour asked council to buy a plot to the rear of their garden and they wanted over £10k!
