reasons why not to go for a two week completeion

Because you need to give the Telco a minimum of two weeks notice if you wish to take over the line without paying the new connection charge, and if you don't take it over "on the day", it takes 7 clear days before they will re-connect it!
So why do people insist on these short completion dates :mad:

Because moving in is about more than a phone line.
Coincidentally, Virgin disconnected by old one when I moved out, and the new house line was mine, with the same number 24 hours later0 -

My estate agent told me that its often not the buyer themselves that wants this. The person actually "really" wanting this is their conveyance/solicitor hoping to get paid their fees that bit more quickly...rather than serving their clients best interests.
I've suspected all along that my chosen removal firm might not be available when I require them if I had a modern "shortie gap" between Exchange and Completion.
That has just been confirmed. I have contacted them and asked how much notice they require to be available when I want them and been told they normally have to have at least two weeks, but at the moment to be certain they are available when I want then I had better have that 4 weeks I myself require.
...and then, of course, there's the:
- not able to do final decluttering until I have my "guarantee" I'm definitely going (ie got my Exchange done)
- need to arrange to swop my services and post over to the house I am going to
- need to tell everyone I know personally
- "goodbyes" to say all round if moving (as I am) to a different area
- need to arrange workmen to come in for quotes for work on the new place as soon as I get there (ie they will need notice to ensure they are free). Eg the security precautions will have to be sorted out instantly on any new house (locks changed, etc)
All that, with my being retired, so there isn't an employer in the picture needing appropriate notice of time off work.
Gawdaloneknows why people do said "shortie gaps". I honestly cant see any advantage in them to anyone...they just put people under pressure (including ones who aren't directly involved, such as the firms needful for various "work" in connection with).
I've come to the conclusion that its just down to 21st Century Hurry Syndrome (whether that really serves a useful purpose or no) and people getting told its "normal" by self-serving conveyancers/solicitors wanting a good cashflow situation for their little selves.0 -

Read these forums and you'll realise it's the impatient home buyer that believes conveyancers work 24/7 and that they are the only client. While wishing to pay a rock bottom price yet expects to be able to chat and ask questionswhenever they like.......0 -

that's very useful. I am (hopefully - with all fingers crossed) going to be exchanging soon with a view to completion on the 12th August. I will now keep an eye on the time scales when we come to exchange (still fingers crossed - waiting to find out about buyers valuation for mortgage - which is the final cog in our wheel).Experience is simply the name we give our mistakes (Oscar Wilde)

And as I just found, despite the fact I know I need an engineer visit to move a master socket and replace faceplate for FTTC, BT refuse to book an engineer visit until the existing line has a dial tone on it.
And booking that could take 1-2 weeks.
No Internet for a while then.0 -

I have often wondered if it isn't more like the estate agents driving it. After all they get commission based on sales targets, conveyancers don't.
When I last bought, the EA pushed a target completion date, telling me everyone else in the chain had agreed to it. At the time my solicitor said it was too early to talk about completion dates as there were still people in the chain who had not yet received their mortgage offer.
The date the EA pushed ended up not being met. In fact we didn't even exchange by then because of problems elsewhere in the chain, but as that date became closer the EA kept telling me that everyone else still wanted the same date, so we would have to have a quick (even simultaneous got mentioned at one point) exchange and completion.
When the date came and went and it was now October instead of September (quarterly sales target?) the EA suddenly went very quiet on the subject. We ended up agreeing a 2 and a half week gap between exchange and completion through the solicitors.
Shortly after moving I ran into my vendors in town. It turned out that the EA was telling them it was me that was pushing the date.0 -
Another reason to choose an ethical estate agent if there is one available locally then.
Not possible with the estate agent that "has" the house you are buying, but at least possible (hopefully) for the one selling your current place.
I've sometimes been surprised at the difference between my vendors estate agent and my own and have accordingly caught my vendors EA out a couple of times with unethical behaviour on their part. I didn't realise that was part of the "battery of bad behaviour" some EA's get up to.
My own EA has no reason to push it for a shortie gap because I have to pay them their fees at Exchange of Contracts time (nothing upfront and nothing after that) and they're a little "independent" (no Head Office demands stuff going on).0 -
I've just had quite a bite of problem with BTs homemove.
