Selling bungalow - advice
So, the bungalow renovation is almost complete and it's nearly time to sell. Two things: 1. Thinking about trying to sell it privately to save on estate agents costs. If it doesn't work out, we can use an agent at a later date. What sort of issues do I need to consider when going down this route? 2. The property is…

LABC? Do we need a survey?
My son is buying a newbuild flat which comes with a 10 year LABC warranty. Does he need a structural survey? Or a Homebuyer's Survey? Or will the building society valuation be sufficient? Not really come across the LABC before. Their website suggests they cover all the bases, but then they would, wouldn't they!

Hi quick question re potential buyer
Hi all. We had a viewing today. It was a couple that are cash buyers and buying a holiday home. They "cant proceed for a while yet" was what I have been told today. Does that mean they cant make an offer or that they wouldn't be able to exchange and complete for a few months? I believe they are realising some assets in…

Adding Gate to Shared Access Passage - Do I need Planning Permission?
Hi All, I own a house adjacent to a short alleyway that my back garden also opens out upon. This alley is about 30 feet long and leads onto the road my house is on and it is not my property as it is shared between a number of properties that need it to gain access. Because of a number of pubs and a club nearby, people…

Homebuyers Report Issues- Next Steps?
Hi, we are FTB who are buying an end of terrace house built around 1900, and have just had the homebuyers report through. A lot of the report is graded 2- adequate, which is to be expected on a house of this age, but there are several things graded at 3 which "require urgent attention": -the lead flashing between the…

Is your property unregistered at HMLR?
HM Land Registry is keen to encourage owners to register land and property which is not yet registered. Read this: http://www1.landregistry.gov.uk/register-land Normally, registration is triggered by a change of ownership BUT the date from when this first applied varies from area to area (eg 1890s for City of London but…

Airey House....Do I sell?
Does anybody on here know anything about Airey Houses? I won't bore you with all the details but 7 years ago we bought an Airey House which had had work done to it to bring it up to local council standards, I got my mortgage with Natwest with a minimal amount of fuss. I have now gone back to them to borrow some additional…

Cheap storage suggestions? London only
Am just wondering if anyone knows of a good, cheap storage company. We can't fit our sofa into our new flat and want to store it for a year. I've been sent some ridiculously high quotes. All suggestions gratefully received! We can basically do any area in London but are in W12. Kind regards, MG

Need clarification on leaving an AST and notice given
Hi, Very briefly, my 12 month AST ended at the start of this month. I gave the landlord 23 days notice prior to this date that I would not be renewing. I was going to sign another AST but my circumstances changed where I had no choice but to move out. The landlord now wants 1 months rent from the deposit for loss of…

Indemnity Insurance/Remedial Work
Hi, I'm in the process of buying a house that has an extension that does not comply to building regs (it has been standing for over 25 years). I have been advised that my conveyancer will probably request an Indemnity Insurance Policy from the vendor for lack of building regs. However, I would like to do remedial work to…

house valuation
We are going to ask a local estate agent to come and give us a valuation of our home, however it is very early stages and we would then have to then consider moving and depending on the valuation we may or maynot go ahead. Just a thought was that at this stage we wouldn't want the figure to be publicised on for example…

Are the EA and Vendor just playing games?
We had our final offer on a house rejected a week ago. (The amount we offered was what the EA told us the vendor required, but the vendor pulled the rug at the last minute and upped the amount he required). The amount we offerered REALLY was all we have. We pretty much contacted the EA on a weekly basis and upped our…

Reduction in Letting Agent Fee
We currently pay 12% for a fully managed property, we wanted to remain the agent. We wanted to approach them for a reduction in the fee, ideally 10%. How would you approach the agent, and when? Managing the property ourselves is not an option.
