Letting to family - need a tenancy agreement?
We have been given the opportunity to live where my husband works, probably for the next 10 -15 years :j This is great, but we have only just bought a house! Luckily my sister and her family have agreed to rent it off us. The mortgage lender says this should be fine and have given us permission to let, but not to…

Where to buy a house - South West / West / North West London
Hi, My husband and I are looking to buy a house. Our ideal requirement for the house (do not mind a ground floor flat) itself: 1. 2-3 bedrooms (atleast 2 well sized rooms, would prefer to have a 3rd smaller 'study') 2. Private garden (not too picky on the size of garden, but would definitely want one) Requirement from the…

Getting out of a 12 month lease earlier
I was just wondering if anyone had any advice or experience. We are 7 months into a 12 month lease and would be looking at maybe leaving at 9 months. If we give 2 months notice and the landlord can find someone else (shouldn't see it being a problem) are we still liable to pay the final 3 months?

Inventories, and landlord serving notice on a fixed tenancy
Hi all, Can someone confirm some things for me: 1. I believe it's been mentioned on this board many times that the landlord cannot simply evict you at the end of your fixed term tenancy, they have to serve you with the proper 2 months' notice to evict you even at the documented end of the fixed term tenancy. Is this…

Purchasing a new build - conveyancing searches
Hi, I am a first time buyer and purchasing new build from the developer. It's a cash purchase so searching is optional. I'm wondering what searching is recommended and what can be avoided? It's a small development with only 18 houses. Some of buyer has already exchanged contract so can I assume there should have no problem…

How best to deal with a joint house purchase when one of you is renting?
I'm in a bit of a quandary and it's been a long time since I've been in the house buying game so wonder if anyone can pass on their experiences? I'm currently renting and approaching the end of my most recent contract (end Aug) but need to decide now if I'm going to renew as there is a 2 month notice period, if I do then…

Agreement in principle?
Just hoping I can canvas a few more opinions on whether it is better to get an agreement in principle before speaking to EAs and looking at property? A couple of friends have said definitely get one, as estate agents will take you more seriously, but a mortgage broker has said given that these agreements don't last for…

Landlord's property being repossesses - how long do I have?
Hi, I've received a notice to occupier that Bank of Scotland is repossessing the flat I am renting. The letter sounds as if the court has approved repossession of the house, but I was never given a date for the hearing. Could someone on this forum help me identify if this letter is worded to invoke fear and perhaps a final…

Forced to take letting agents insurance...
Hi, In the process of renting a property with my partner. Have applied etc and have been given notice by the letting agent that I must put "Tenants contents insurance in place, that must cover accidental damage to the landlords property to the sum of £2500 per tenant" Unless I provide proof of my own policy, they're kindly…

Would you decorate a rental or just put up with it?
Just curious really. We're about to rent a property for the first time and OH and I were discussing one particular room which is pretty horrible tbh....shabby dark pink/red wallpaper which has been badly put up and there are white gaps between the strips. I casually commented that we could ask if the LL would mind if we…

Hello all, My tenant has trashed my house and I would like her to move out as soon as possible, I have read that I normally need to give 2 months notice, but she has broken the tenancy agreement by causing damage to the property, can I give her 1 months notice? There was a 1 year contract set up recently which still has 10…

Is it possible to see how many properties certain estate agents have sold over a set period? I think we might have gone with some complete lazy idiots but would like to check some figures to see if I am correct in my thinking.

Help - lodger moved out without paying notice
Hi all. Please help! Last week (18th June) I spoke to my lodger and asked her to move out on the 23rd July. I have a signed contract which states that "either party may at any time end the agreement early by giving to the other 4 weeks notice". I gave slightly over 4 weeks notice, I then went away for a long weekend and…

Wain Homes - What are they like?
Might seem a bit of a strange concern but me and my partner were looking at a house built by wain homes. we liked it, were quite interested but then another resident on the site told us that they treat their staff really badly, people were sacked for virtually nothing and had no right to appeal or anything. I know you…

Issue with landlord returing deposit!
My landlord is refusing to give me back my security deposit as I am refusing to restore the property back to its original state. We have decorated the property to a high standard with her verbal approval and after initially asking me to restore the property to its original colour scheme (01/06/2011), a prospective tenant…
