Issue with landlord returing deposit!

Options
My landlord is refusing to give me back my security deposit as I am refusing to restore the property back to its original state. We have decorated the property to a high standard with her verbal approval and after initially asking me to restore the property to its original colour scheme (01/06/2011), a prospective tenant agreed to take the property with our decor (07/06/2011), this subsequently fell through and she has asked me to restore the decor once again (28/06/2011) and we move out on Thursday (30/06/2011). Effectively giving me less than 2 days to paint a 4 bedroom house, strip wallpaper etc.

The leases that I signed have nothing in them regarding decorating the property and no pictures of the property were taken before I moved in. She issues a lease to me in December that had a clause regarding decorating the property that I did not sign and we have effectively been living in the property without a lease for 6 months.

We have no rent arrears and the property has been kept to a high standard. The carpets have been shampooed and in a very good state, considering we have a 3 year old son.

Although not a council property, I’ve asked a housing representative from our local council to appear as an independent witness when she comes to view the property. I’ve also got the video camera ready and intend on making a video of the property to show that it wasn’t left in any state of disrepute.

The only gripe the landlord can have is my appalling gardening skills!

Can someone please advise me what options I have? I'm based in Scotland.

Thank you in advance.
