Shared ownership!
I have just seen a house for sale under Shared ownership for £81,000. Could someon please explain how this works and is it a good idea. I rent my house out at the moment (waiting for house prices to rise!) and could easily borrow against that. Also, could I rent out a shared ownership house?

Russells - High and odd check-out fees (rental)
This must raise some eyebrows. Our rental agency, Russells in Cambridge, are asking for the following fees upon early release from a one-year lease. These seem a little high and, item d, surely can't be legal? a) Check-out fee: £385 (as > 3 months before tenancy contract ends) b) Portable Appliance Testing fee: £45 (for…

We currently pay £550 a month for our rented house and have never missed a payment, no reasons to be concerned about Landlord etc. Last week we received a letter in a name we didn't recognise...shoved it in a drawer to send as not at this address…

Lending moneyto parents for their house move
My parents (both in their 80s) want to move but given the sluggish housing market are likely to be ready to buy before they sell. My brother and I are (luckily) able to fund the purchase of the new property ahead of any sale - they are too old for any lender to provide a bridging loan. My understanding is that we should…

Chancel payments/search..........
Hi folks :) Yet another question I'm afraid.......... Our buyers have just texted OH to say they've had the results of their searches back today and that there is mention of 'chancel payments' and asked if we have indemnity for that................ It's the first I've heard of this and is certainly not something that…

Hi, I moved into this apartment in april 2009 as a tenant on assured short hold tenancy. It had a fixed term of initial 6 months and I am paying rent every month. Conservatory build date etc issue.......
Hi folks, We have accepted an offer on our house and the sale is proceeding (hopefully ;) ). We have a conservatory that is of timber construction on a dwarf wall with a glazed roof. This we believe was built some time between 1980 and 1990. It has been well-maintained over the years and as a result has some life left in…

Environmental Certificate
I have a problem with a house I’m trying to buy and hopefully someone will be able to give me some advice. I had the environment search come back to say that there isn't an Environmental certificate for the property because it had been built on industrial land. My solicitor has received a certificate from the vendor’s…

Problems with Neighbours
Afternoon all, Hope everyone is enjoying some sunshine today! Just wanted to see if I could get anyone's advice on a problem I have with noisy and inconsiderate neighbours and if anyone else has been in the same boat. I became a first time buyer last year and bought a flat with my girlfriend in South London. We were…

Looking to rent a house?? Do you check out the agencies?
After desperately needing somewhere to live following the end of the agreement on my flat, I began the search – endless viewings to find ‘the perfect flat’, at least for my budget. Some too far from the city centre, some over-budget until I found that one that’s just perfect. Perfect flat found, and away I go – signing…

Historical house documents
I always assumed that if/when you pay off your mortgage you would received the deeds and any historical documents (i.e. names of owners from when house was built etc. and original plans etc.) that belong to the house. I now find out this isn't the case. Is there a way to get copies of documents relating to the original…

Renting out
Hi Guys, I am thinking of renting out my property and was wondering if there is any guide for a Landlord on this forum. I own my property and have never rented it before but I get the feeling that everyone has a soft corner for the tenant while the Landlord is the bad man. Is this my misconception or is this really the…

Capital Gains Tax on rental property
Hi there, I'm hoping someone can give me some advice. My partner bought his property in 2001 and I moved in with him in 2005. Up until 2010 it was our main residence. We bought another property last year for us to live in and have been renting the original property out for 10 months. My understanding is that we have three…

Private seller part rent part buy
We are thinking about part buying 50% of a local house and part renting the other half. We can only raise half the money to buy a local house, the owner says yes he could be interested because he has been trying to sell for a long time. So the idea is we give him half the asking price for a 50% share in the property. We…
