Chancel payments/search..........

Hi folks :)

Yet another question I'm afraid..........

Our buyers have just texted OH to say they've had the results of their searches back today and that there is mention of 'chancel payments' and asked if we have indemnity for that................

It's the first I've heard of this and is certainly not something that showed up on our own searches when we purchased in November 2007.

Having had a quick scan of the internet I see that it is something to be taken seriously, not a scam, but wondered if anyone with experience of this could add anything further or advise in any way what should be our response/next course of action please?

  • I had a similar thing pop up on the family home I'm currently selling, I told my solicitor to purchase the indemnity insurance after I'd read up on it, didn't want to take the chance.

    The buyer will have to buy their own indemnity. It isn't up to you to protect them! ;)

    So would you recommend that we go back to our buyers and recommend they take out indemnity insurance or just leave them to make their own mind up? I s'pose I'm worried that their solicitor will make more out of this than is truly necessary..............

    Their solicitor should be ablt to get insurance for far lass than £50.

    Don't see why you should pay for it though. But if you seriously think they'll walk away from the purchase (having already paid out £100s for searches!) then you might offer to pay.
