Letter Drop for buying house - guidance please?

Hi all,
We are looking to buy in quite a specific area, there is currently nothing ideal on RM or GSPC for this area and we are considering a letter driop round the area, asking if people would consider a direct sale.:think:
I was just wondering if anyone had any experience of doing this - what sort of up-take did they get on it?
Also how much detail / what sort of info do you think should go in the letter?
Finally has anyone recieved a letter of this type, or even sold via this method?

I'd really appreciate peoples thoughts and experience on this, as it's a concept that I've only come across in MSE Forum.

    I'd still like to take any experience that others have of letter dropping / receiving letters etc

    I think you should treat one aspect of letter dropping differently since you're in Scotland, and since we have a formalised system for submitting offers.

    I think the letter should emphasise that you have your solicitor in place and ready to submit a written offer to the homeowner's solicitor straight away.

    I sold a relative's house after they passed - the buyers had heard that the house might come up for sale, wanted to move within the village, put a note through the door. I arranged a viewing for them, they came back for a second, we agreed a price, I instructed a solicitor, their solicitor sent an offer at the price agreed, and everything proceeded from there.
