Thinking of selling our house - novice ahead !

Hi all

We are looknig to move house and have never sold a house before only bought!

Obviously I need an estate agent - whats a general rate ? will they try and rip me off ( not that I am suspicious !)

what do i need to pay for ? is it extra for right move? etc is it worth it?

Now HIP packs have been abolished do i need to pay for anything similar? Have seen energy ratings on advets how much rougly are these?

Sorry for all the questions but any advice would be very welcome :)

    Estate Agents fees are generally around 1.5 % to 2 % but i would suggest having 3 or more estate agents out to value your house and see who offers the best deal. They will all want your business, so try haggling a bit as well, using the other agents quotes for fees to your advantage..

    Rightmove shouldn't cost you anything ! Although they may try get you to pay for a 'Premium Listing' which makes your property 'stand out' more than the others on RM. Although personally, i don't think it would make any difference and definitely not worth the 100 quid most will try charge!

    You will need an EPC.. your agent can offer you this but try shopping around a bit as you can get them for a hell of a lot cheaper than most agents quote!! They vary in price from - £30 - £70 but all the same!


    Obviously you will have solicitors costs, surveys and stamp duty (if you are buying on) to consider as well.

    Here they are 1%,,or sell on-line for £500 and its on rightmove...you must make sure the agent you use is on rightmove..Also get them to show why they have priced your house why they have..beware of overpricing just to get the deal then you having to lower the price later
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    As a potential buyer all I really care about is the place is on rightmove, but I don't know if there are a lot of old fashioned people who don't trust the internet and prefer to spend days trawling round actual EA buildings. Do the research into prices in your area to get a feel for what is a realistic selling price. There are a lot around not selling in my area because the asking prices are just daft.
