What is the benefit of renting to a tenant through an agent? Surely the tenant has to pay a load of fees as well as the landlord? If you were approched by a tenant directly would you consider them? If they produced wageslips bank statements and emplyers refs along with prev rental refs!?

Replacing water mains
Just had my survey back. Says hot water pressure not good despite a Megaflo. Surveyor says probably due to the pipe from mains not being replaced. It is a c,100 year old house. Can anyone help with a ballpark as to how much it would cost. The surveyor thinks about £4k. The vendor says about £1k. Some difference!

What does this mean? My valuation is exactly the same as the price the estate agents are marketing it for, but the rebuild cost is nearly twice as much as the valuation, is this good or bad? I dont really understand the rebuild section.
