Buying a house that is already empty, advice requested.
Hi, the house I'm buying was part exchanged by the previous owners back to the original builder, I've had a good look around the house and all seems OK, it is only 3 years old as well. I intend to have one more look around the day before exchange (Thanks David) just to check everythings working and that it hasn't acquired…

Any problem in buying a house near elec. pylon?
I liked a house. It is fine but very near to a electricity pylon. The base [enclosed area] of pylon is about 50 feet from the back garden. Is it something that needs to be avoided or it is just a minor issue? Is there any chance of haggling because of the pylon?

Tenancy deposit protection - can someone please clarify?
Ok, so how does this work when an AST is renewed? We paid our deposit in 2005, and have not received any information about it from our LL since then, so I highly doubt that he has taken out protection since April. What happens at the end of the periodic tenancy? Does the LL have to protect the existing deposit if the AST…

Property Market
I am in a position now to buy a house, but having read up and watched a few programmes on TV it seems that the bubble in the housing market may be about to deflate, is that the case? Am I better waiting? If so how long for. In Leeds there is a rediculous amount of flats, and they are all empty and I dont want a flat…

Does this sound right? Surveyor/buyer query?
I accepted an offer on my house for the asking price subject to survey. The survey has revealed certain "essential" repairs to be done, one of which I totally disagree with. Fair enough some lintels and some sagging brick work needs to be dealt with - however for the second essential repair, the front garden wall which is…

Another Section 21 question
It looks like we've just been served one as well, and I'm wondering what our options are. We've rented the house for the past 2 years. Initially we signed an assured shorthold tenancy agreement for 1 year (no S21 was served at the time). The landlord tried to get us to commit to 3 years, but we weren't willing to do this…

Crystal ball gazing
Some property investors believe that the housing market will go full circle. I do not agree with this. At one time, a rare tulip bulb could be sold for the price of a detached house. More recently, dot com stocks were selling at unrealisitc prices. It does not take a genius to work out that tulip bulbs and dot com stocks…

Stamp duty threshold and money for repairs
I am buying a house for £260k, which is the full asking price. After searches and surveys there are approximately £10k worth of repairs which need to be done including damp & timber, gas, electrics etc. Vendor won't budge on the price, and due to local market forces I will still have to pay £260k, or the vendor will put…

Getting deposit back
Hi my and my fiancee, are going to be moving shortly, and our current landlord came round to have a look and sign the reference for the new place. He recons the carpet needs replacing, I dont think there is anything wrong with it that a shampoo wouldn't fix. We have lived here for 4 years and the previous tenant had this…

Fire Escape Routes
Does anyone know what fire regulations are for new/recent build houses? I've viewed several recently, all under 5 years old, and most have the cheaper dg windows fitted that only have the small opening top part for ventilation. I noticed that some have a fire escape window fitted at the rear where access is difficult for…

Price crash, don't buy - rent....
Tenants, I love them, The more the merrier. Do not under any circumstances buy. Why line the pockets of those greedy building societies. Much better to rent. At least you can move out when you want to. Sell, sell, sell, rent, rent rent. The mantra of the HPC brigade.

Britain's deflating buy-to-let bubble
http://news.bbc.co.uk/2/hi/business/7040061.stm Great programme - unless you're a buy to let landlord. Nice to hear of so many landlords now finding that the rents aren't covering their mortgage interest, and that they're having to sell up to make ends meet. More BTL sales = more of a glut of properties on the market =…
