Cost of renovations?

I know its difficult because each property is different, but I'm looking for ballpark figures for renovaring a place thats for sale.

Its a 3 bed viccy terrace with 2-story side/front extension just outside of Woking.

We want to move the bathroom from downstairs to the third bedroom and put in a loft conversion (sans en suite).

Can anyone help with a ballpark figure?

    I've just had a quote for a loft conversion for a two bed Victorian terrrace. For a peplacement roof I was quoted 7.5k, but if I want the loft converted at the same time the grand total is about 12k - that's including plastering, stairs, RSJs etc.

    Ehh... I'm know about as much about DIY as David Beckham knows about calculus. Whats an RSJ?

    £4500 for a loft conversion and £7500 for the roof or £12000 for the loft conversion and £7500 for the roof?

    £4500 is nothing :confused: Will they serving Building Notice to Building Control? You could spend nearly that on materials!!

    With labour etc. I should think you'd be looking nearer to £15,000 if not more, to pay a building contractor to provide a fully compliant loft conversion. :o

    I think it stands for Rolled Steel Joist......it's the steel supports that need to be put in when converting a loft or removing supporting walls etc
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    An RSJ is a Rolled Steel Joist. The existing joists would need to be replaced with ones actually able to take the weight of a room above, not just a ceiling below. You need a structural engineer to calcualte what you need normally.

    Whether you'd need RSJ's or regular 8x2 wood joists, I'm not sure :confused: I've not built one, but I've raised existing floors/ceilings and had to make them comply (obviously :o) The wall takes the weight of the wooden joists, an RSJ would take the weight of wooden joists in the absence of a supporting wall.

    £12000 for the lot. ie a new roof plus conversion at the same time. ;)

    I agreed with Doozergirl A loft conversion done to current building regs for the type of property you have explained would be at least 15k . Without building regs approval you won't be able to sell it as an extra bedroom and it may even prevent you selling the property .

  • I was quoted £36K and £45K :eek: in London and that didn't include the en-suite fittings.
