Can any of you advise whether I should buy to rent
Hi Is there anyone out there who could give me some advise. I currently work full time in London. I am 39 years old and live in my partners flat which he owns. The flat is in his name because we could not get a mortgage together because of my poor credit so he went ahead and got it just in his name. This was 4 years ago I…

Good luck to anyone who is. I am actually VERY excited about the whole process.. is this normal? A VERY ROUGHLY Estimated moving day: 4th…

Land Registry Report - Equitable Charge
I purchased a flat almost 3 months ago, and noticed the other day a letter for the previous occupant from the Land Registry. This was forwarded along with all the other post. It got me thinking about why they would be writing to her, so I got a copy of the land registry entry from the internet, only to find that she is…

Inability to obtain house insurance
My brother's house sale is being held up because one of the buyers in the chain cannot get insurance because the house they are buying had windows fitted without planning permission. It is a Grade 2 Listed building and the buyers knew that the windows needed replacing in accordance with listing requirements. Just wondering…

Advise me!
Hi guys, I own a 3 bed semi (modern), which I'm trying to sell at £130k. I'm considering either: a) Getting a smaller mortgage by wiser buying, since I want to be mortgage free later in life or b) Getting a bigger mortgage - £10k extra takes me into detached properties, which I beleive have more chance of rising in price…

Stamp duty thresholds - will they ever change?
Apologies if this post seems a bit ignorant - I am not very informed when it comes to stamp duty. What I do know is that we are buying a flat which is 1p under the £250k threashold. I believe that if this threshold wasn't there, this flat would have sold for at least 10k more. So I'm interested to know whether there has…

How much of a risk is a 1% flood risk?
Hello!:j I am a first time buyer on a fairly low income. I have got back the survey on the house I hope to buy and it says that there is a 1% chance of flooding (I think it said "extreme flooding") Does this mean that I should give up on this house? I don't really know how I can assess whether it is a risk or not? If…

Builders house sales not appearing on Land Registry database
A builder who lives locally to me has bought and sold several houses over the past 5 years but none of these appear on the Land Registry database (Righmove.co.uk/houseproces.co.uk etc). Is he doing something illegal to avoid stamp duty maybe or is there a genuine reason for this? Any ideas?

Funny how this housing thread has changed
Last year there were loads of people in here and not so many in debt free. There are 179 people in debt free now and 30 in here. If that isn't a warning about where this country is heading I dont know what is.

I hate estate agents
Am I being unreasonable here? The survey on the house we are buying flagged all manners of problems. 1 particular problem was a decayed timber joist and a beetle infestation. The mortgage offer is dependent on this problem being remedied. Apparently the wood had been treated back in 1995 and had a 30 year guarantee. The…

What day to move???
When we get to the actual moving point, do you always have to vacate on a Friday, there is no way I will be able to do this as I am pregnant and can't do it on my own and my other half is on a course that won't give him any time off, (I hope he gets the day off for the birth!). We will be able to do it on the…

Should we buy a second house to rent out?
I would like some advice please...we own a house which is worth £450,000 and have a £130,000 mortgage. We are considering buying a second property for approx £170,000 to rent out for investments purposes. We have virtually no savings at present and therefore no cushion if things go wrong. Are we being foolish to consider…

Approximate cost for having a garage built?
When we move in to our new house, one of the first things we will have done is the existing garage pulled down (DIY job) and a new-one rebuilt. It will only be a single garage and to save £££ we will buy all the materials needed ourselves. I'm looking for a rough estimate of how much I would expect to pay for someone to…

Our prospective vendors are moving agents
Our prospective vendors are moving agents, they are currently with the same ones as us, but are now switching to a different one. Apparently they have had lots of people to look, but most people (including us) think that their house is overpriced. We are yet to sell, but we have already put in an opening offer which has…
