Inability to obtain house insurance

My brother's house sale is being held up because one of the buyers in the chain cannot get insurance because the house they are buying had windows fitted without planning permission. It is a Grade 2 Listed building and the buyers knew that the windows needed replacing in accordance with listing requirements.

Just wondering if anyone knows of an insurance company who would be able to cover this and would be interested to know if anyone who has experienced this problem before.

    your first port of call would be for the buyer to approach the current insurers of the property and ask if they will continue to insure it.

  • Many thanks silvercar for your reply. According to my brother's solicitor they have tried most large insurance companies, so I think the present owner's did not have their house insured.

    Does anyone know of any insurance brokers who could obtain quotes and, if so, could anyone recommend?

  • hmmm this all sounds a bit fishy to me. I am surprised that the windows have been allowed to remain if they do not comply with the GradeII listing... usually the powers that be would ask for them to be removed and replaced according to the listing requirements. The solicitors should be on to this and sorting it out.

    The only problem I;ve encountered with insurance probs was on a house that had subsidence and underpinned.. you could try the website for PUPS (previously underpinned propeties) http://www.bureauinsure.co.uk/subsidence_insurance.htm
    but I'm not sure if they cover the problem you describe. I'll ask about at work on monday and get back to you if i find anything out...
