    We are exchanging and completing tomorrow! It's an empty house whilst we are living in rental and his already living somewhere so hopefully goes smooth tomorrow. Gives us 2 weeks to decorate and can slowly move stuff in.

    I now have my contracts, exchanging next week and I!!!8217;m feeling overwhelmed with emotion (scared emotion, as opposed to excited emotion). It!!!8217;s the fear of entering new territory.

    I!!!8217;ve been renting for all my adult life. That said I can!!!8217;t keep renting as I!!!8217;ve moved at least 10 times. I look forward to some stability.

    They need to make sure their surveyor understands old buildings - most RICS surveyors don't want will recommend damp and timber specialist surveys. A lot of people don't realise that you don't put a chemical damp course into a 300 year old building. And measuring damp with a damp meter actually is stupid as they aren't made to measure damp but resistance in wood ONLY! I hope it doesn't through everything out and they try to guzunder.

    We've been chasing up the estate agent pretty much every day to try and push our purchase through because the vendor's solicitors have been terrible sitting on things and lying about when they've sent information to our solicitor... it's been a bit of a nightmare to be honest but now that we have the responses to (hopefully all, but sounds like just some) of the outstanding enquiries we can get a wriggle on and exchange soon!


    *Update*
    We spoke to the sellers yesterday who explained that their related purchase fell through a few weeks ago... yet no one bothered to tell us, neither the sellers who we've been in regular contact with since our offer was accepted, nor the estate agents who we were chasing for updates from every day. Thankfully the seller has now said they've found a property which is vacant, had an offer accepted, started their searches and raised enquiries. Though I now take this with a pinch of salt.


    Thankfully we've now had our enquiries all responded to, and are happy to exchange after we have an inspection done next week. We're looking to complete around the second week of June and the sellers say they agree with this so fingers crossed it stays that way...

    I had my offer accepted two days after you, and we haven't signed contracts and the sellers solicitor takes at least 2 weeks to do a simple task. They actually emailed my solicitor to ask me a question about their own client.... It's beyond frustrating and I don't think I'd buy a house again anytime soon.

    I think I would have coped better if we hadn’t already agreed a completion date, moved the completion date back, then forward, then back again, under the illusion that everyone was ready, only to be told that someone isn’t even ready to exchange, let alone complete!

    Yes! Luckily they seem to understand the different needs of old buildings and their surveyor apparently is a specialist in old buildings so that is a big relief! However im still going to spend the weekend panicking amd I still expect the survey to show all sorts or potential none existiant issues. Just hoping no real big issues come up.

    Going to try and get today out the way and try and relax and not let the worry ruin the bank holiday weekend.

    We have exchanged!! Completing in six days!

    As always, it's been an absolute nightmare to reach this point, and there were times when I thought we'd never get here. There's been some infuriating nonsense with lenders, solicitors, and surveyors, we have exchanged two weeks later than we'd expected and we had to move our completion date back... but here we are.

    So if you're feeling anxious and stressed and wondering if it's ever going to happen: have faith, you'll get there. Probably. (-:

    Doing the merry go round of mortgages now - proving deposit, proving ID - house we are buying has an up and running holiday let (not mentioned in the details) we aren't going to use it as such but it's still difficult to get a mortgage on a house with an annex with a 2nd kitchen in the house. (I expect we shall take the kitchen out when we come to sell in many years time to make it easier). We have a broker - I 'think've now have mortgage application going in today - though of course there are constant emails now asking me for info we have already provided - so I provide it again *sigh*. Hopefully will hear in a few days how it is going.
