    We completed on Friday :j

    So all weekend has been spent cleaning and painting ready for moving in in a couple of weeks.

    It took just under 12 weeks from first viewing to completion.

    A slight delay in posting, but here goes!

    27/03 - offer accepted on current house
    28/03 - solicitor given the go ahead for sale (purchase not considered at this stage as plan was to move into rental for a few months)
    30/03 - Offer accepted on new build purchase
    01/04 - Mortgage application started
    10/04 - Solictor letter arrives with TA6 forms etc (unfortunately I was out of the country so couldn't fully complete until 12/04)
    13/04 - Solictor forms/TA6/property information all submitted to solicitor
    13/04 - Buyers survey completed. Nice chap, see's no reason to worry about not moving out - lets hope he's right!
    17/04 - Buyers receive valuation survey OK
    18/04 - Buyers get mortgage offer
    20/04 - Our solicitor confirms that he has received enquiries

    bit of a pause now as our solicitor sits on the enquiries thinking we need to exchange of our purchase at the same time, but we don't. Cue quick kick up the 'arris!

    27/04 - MA confirms Nationwide AIP for us and submits full app saying "just a paperwork exercise now"
    02/05 - Solicitor finally acknowleges mistake and starts to respond to buyer enquiries
    03/05 - SOlicitor passes us remaining enquiries to respond to. Immediately returned by email
    03/05 - Valuation carried out on onward purchase
    04/05 - Contract and title deed document received, signed and returned by hand, buyer negotiates additional items
    14/05 - After various delays on the buyers side (contract not posted out until after the bank holiday etc), we finally exchange on the sale.
    17/05 - The final boxes are packed and a hard days graft ensues. 90% of our lives go into storage and the remaining 10% gets split between family members.
    18/05 - SALE COMPLETES!! :D

    19/05 - Purchase starts to gain a little momentum. Mortgage deed and searches arrive from the solicitor. Start to review, realise how tired i've become and put it off to another day....

    We've been told that the developer's half year is up at the end of June, so we are really hopeful that they pull out the stops to get us complete for then....surely they would want it on the books by then rather than a couple of weeks later......

    Finally had an update on our purchase, feels like it's taken a lifetime to get to this point but there is now movement - sort of

    Condensed Timeline:
    DIP Approved - 30th Jan
    Offer Accepted on house - 12th Feb
    Solicitor's Instructed - 14th Feb
    Mortgage Application Submitted - 22th Feb
    Valuation & Surveys completed - 27th Feb
    Mortgage Offer Received - 14th March
    Solicitor letter stating once chain is complete we can exchange - 12th April

    The house that our vendor's vendor was purchasing is in Maidstone. The Maidstone vendors' are separating and Mr Maidstone has already vacated, but Mrs Maidstone is very reluctant to move and has been giving all different excuses for not finding a property since 20th March.
    Last week we were told that she was unable to look at properties and was not able to vacate, so now our vendor's vendor is going to start looking for a new property to buy.

    Fingers crossed they find something quickly, I can't take any annual leave until we move and the stress of work and house buying and wedding planning has us desperate for a holiday.

    Although our holiday will be painting the house and building flat pack furniture, it'll still be a relief to be in the house.

    We were given a deadline by the buyers as a condition of offer, so we had to push through quite quickly. Even with this in mind we were a week later than they wanted - although this was down to a few issues on their side so it was accepted. Even so, we made sure we were on top of our solicitor and returning things by hand as soon as possible after we were sent them (such as returning the signed contract within 2 hours of receipt) to ensure it all went through as smoothly as possible. We ended up at a total of 7 weeks (to the day) from offer to exchange, and then the 5 days from exchange to completion.

    And no, the buyers only had the mortgage valuation survey - brave FTB's on an 80 year old house if you ask me!:eek:

    Your offer was exactly 4 weeks before mine. Enquiries were answered Thursday. So I think we are waiting for the deed of transfer form now...

    I've tried to scale back my timeline a bit so it isn't so long. I am daring to get excited now after chatting to our broker - Mortgage is a tad complicated as involves a 1 bed holiday let attached to the house so ned a specialised mortgage and also involves Forces help to buy (nothing like the government scheme for new builds), but he is very confident he can get us a good deal, though probably needs to be a holiday let mortgage on a slightly higher interest rate. This is fine. Using his recommended solicitors as well as all forces friendly etc and he is ex forces as well and so if 'looking after his own' so to speak.

    Trying to arrange a historic buildings survey as house is 400 years old, they are taking bookings for JULY!!!:eek: But Don't trust the RICS structural survey after having one done on the last house and it being full of !!!! covering language. This one will actually do all it says on the tin. I personally don't think we need it but nw I'm covering my !!!! just in case. Costs a fair bit more than normal but should be worth it.

    Don't bet on it - our first FREEHOLD purchase fell through precisely because of a Deed of Easement was needed for a sceptic tank outflow into a field that belonged to a neighbour, and after 4 months neither vendor or neighbour were talking to each other anymore and a neighbourhood feud had started. We got the feeling our vendor wanted us to pay the neighbour a significant amount of money to solve the problem. A problem of his making, not ours, as he should have got the relevant permissions years ago. We were at a stalemate and then house wasn't good enough (with the other issues that had surfaced) tomato us want to spend that extra money. And it looked like resolution would be months and months away. We bailed.
