    nationwide - base rate +0.18% lifetime tracker, tied in for 5 years,

    Less than 4.50%
    It is probably the First Direct fix rate offset which was 5.49%, now 5.99% I think.

    4.99% - three year fix ending January 2009.

    HSBC Graduate Mortgage.

    EDIT: Product used to be max LTV of 100%. Now 95% and three year fix at 6.69%.

    Fixed 3 year deal with Nationwide of 5.09% ending 31/8/8 (Part Interest/Part Repayment). I noticed on their website a 'loyalty deal' of 5 year fixed at 6.2%, no arrangement fee. Phoned them last weekend & now have the Product conversion offer to sign & return at least 1 week before commencing this new rate on 1/9/8...can't see me getting a better deal with no fees in the current climate, but not in a rush to sign & send yet, just in case!

    5.00% - 5.49%
    currently coming to end of deal of 4.79 with halifax switching on 1st august to first direct tracker at 0.49% above base rate (got AIP about 9pm the evening before rates went up!)

    It's a First Direct 10 year fixed rate offset mortgage. They've since increased the rate to 5.99% but I'd already booked the 5.49% in April. :D

    Personally 1 yr left on a 4.99% fix & 5.39 term tracker

    I've still got some clients on Base less 0.76% != 4.24% . only for another 6m though .
