From a personal perspective, I've been getting rental returns in excess of 7% on my rental properties, and the capital value of my BTL portfolio is up 15-20% over the past few years.
Quite happy with that.
No sign of a 50% crash round my way.0 -

A gross 7% is far to low in my view to be worth the risk. Given that the net income is taxable as well.0 -

7% rental yield, on top of capital appreciation of 5-10% per annum over the past few years.
Has worked out very nicely indeed !!
