Hi Wot a life,
When the O.R asks for a valuation on a house they're looking for a valuation that would result in a sale within a reasonable period of time, should the house ever need to be sold. Consequently, a valuation isn't based on what people in your area are asking for their houses; it's the price they're being sold for that's relevant.
Have you tried the following website for a valuation? These are the actual prices houses sold for.

Have you managed to discuss the subject of bankruptcy with your O.H yet?

The house opposite is very nice, very expensive kitchen with extension, consevatory, block paved drive, 4 bedrooms, garage, decor to the highest standard, you know the type I mean, just move in and do nothing for a number of years because it's all been done!

Oh my God Richard, that site is telling me that the average house price in my street is 140k!
Is that the sort of thing the OR will look at?

It could be, as has been said nothing is straight forward or guarenteed BUT there are a few surprises on the way and to be honest whe n your on you uppers some of them are very pleasant surprises under the cercomestances

Oh, just to add, I've been through paperwork today with a fine tooth comb and worked out all of my debts plus joint debts, ready for cccs interview for Tuesday.

You are due a lucky break at some point, and that could well be it.
For absolutely certain the O.R does use sites like that, because that's the site that one of the O.R's valuers mentioned when we had a valuation; one of five I might add.:D

The only other part of the equation will be your household income and expenditure. It doesn't need to be exact if you don't have all the figures to hand; best estimates will be o.k.
If anything else occurs to me I'll post again.
