    Sorry to trouble you when you're away and thanks for answering!
    It looks like their site isn't working, "page cannot be displayed" for me too... it does usually work OK, trust me, I spend a lot of time on there!, typical!
    I have a copy of the latest plans saved (pdf) that I could send you if you pm me your email addy, and a copy of the original decision doc (no plans).
    The councillor who is battling on my behalf is on the planning committee, and she has a councillor colleague who was an architect so between them they have a bit of knowledge and both are sympathetic to my cause. She is proposing a meet up with the planning officer next week. There is nothing officially recorded as a "we shouldn't have granted permission" just verbal from the PO who handled the 1st application for reserved matters. This latest PO has apparently met with the applicant and advised what needed to be rectified to gain permission, and she's happy that they've met that criteria (removed habitable rooms from 1st floor). They can't seem to grasp that they may as well brick up my windows as they'll be so close to us though... the overlooking is only half the problem....

    We look at overlooking AND overshadowing, how wet behind the ears is this planning officer? Unless this is a very intensely built up area, talking central London really, this is not an acceptable seperation distance to not cause significant overbearing and loss of amenity.     Having looked at the plans I would say the 2 storey is overbearing, and would result in loss of outlook from your property. Depending on what else is in the streetscene it would appear that a bungalow would be more appropriate. Are highways satisfied with the provision of only one parking space?

  • Highways objected due there being little space to access the property.... this resulted in them offering a "turntable" as a solution.... you know, drive on, turn around, drive out... they objected again as they felt the access was too wide and would encourage more vehicles to park next to it and therefore render the turntable unuseable.... this time they have put some kind of visibility splays and rumble strips 1.5m each side (from memory). There is a house either side of this plot, and a bungalow to another... and a good mix of houses, chalet bungalows, one storey bungalows along the road. I don't think it would look out of place to have a bungalow there, though they'd be lucky to get a one-to-two bed on there... the applicant is allegedly building for his own family rather than just a developer... the property has been reduced in width from 12m to 10.4 this time, and there's approx 12m between us.....

    OK, website is all back up and operating again, so the link should work. I have now submitted my objection letter, but as the applicant hasn't submitted the correct fee or the correct design and access statement nothing can be decided yet anyway. So, if anyone else has any valid points or loopholes I can raise, I would appreciate it if you could let me know!

    Well, the decision deadline is looming for this latest application. The PO had said that she cannot refuse it now because the first floor windows no longer overlook us and it all hinged on the answer from Highways. But it turns out that there is a sticking point :j . Apparently the applicants don't own enough land to put the visibility splays in to place. It will mean acquiring a bit more of next doors land, or getting "rights" in place for them to clear it and keep it clear? Fingers crossed they can't eh?

    Does anyone know the answer to this question? The original outline permission expires on the 2nd June. If this application does fail and they can get things sorted out, do they have to just get a new application in before the 2nd June (and it gets decided 8 weeks later), or does it have to be submitted and decided by the 2nd June (ie submitted by 2nd April)?

    Sorry to hear you are going through this and hope it all works out for you in the end

    We successfully stopped a planning application of our neighbouring attached house a couple of years ago and I know just how stressful it can be - ours turned very very ugly indeed and ended in court.

    We were the victors as far as the planning application was concerned but it took its toll on my entire family, our pockets,and involved police,solicitors,barristers,our GP and many other agancies!!
