You'd be best off posting a new thread if you want to get people's attention.Can anyone help? Our boiler broke last week, and over a week later the landlady hasn't authorised full repairs - it's currently open with all wires hanging out where there has been a temporary repair. What are my rights? I want to check before withholding rent whether I have a leg to stand on!

That said, do not withhold rent.
Yours rights are that it should be fixed in "a reasonable timescale", and one week is probably not unreasonable. Also it should be safe at all times.0 -
Thanks for the post I think it's very useful even though it might need an update. My question is if there are any website where I can check property reviews? or landlord reviews? this would be more helpful for me when renting.:j0

Anyone who "runs a company" and is responsible for "training people" ought to be able to do some basic checking before making a forum post

Take loads of photos at the start of your tenancy. Go through the place with a fine tooth comb and add issues to the inventory, even if they seem tiny. You can bet these will be the things they try and pick up on during check out and try and get your deposit with.0

The sticky needs updating to include the changes to deposit rules (Localism Act)
* timescales for registration of deposit AND provision of 'Prescribed Information'
* Penalties
* implications on S21 Notice
Many many tenants come on here at the end of their tenancy with no idea if their deposit is even registered, let alone what the implications are.0 -

I have to admit I am not very up to date on these new deposit rules, so I wouldn't feel too confident writing this myself.
If someone were kind enough to create a short paragraph outlining what G_M has mentioned above, I would happily insert it into the OP.

I have moved recently and have had such a struggle to get the landlords to get back to us after going through the inventory and deciding on deductions. It really makes me feel like people are just out to get you and make money off you. The house was in better state than what we moved in but yet they have taken over 2 weeks to decide on this. Hopefully I will hear back tomorrow as tomorrow is the very last day they have to return our deposit. Wish me luck with the deductions0

I'm very new to MSE forums, but just as a quick first question to anyone at all who has advice for us - we moved into a flat about a month ago and didn't have hot water until a few days ago. we didn't bring it to the LA's attention straight away because we thought perhaps we were doing something wrong. When we did tell them, they took a couple of days but sent someone round, which didn't end well.. and then they took over a week (with a nudge from a very grumpy email from me) to come round the second time and finally sort things out!
We hate the LA and as its a 6 month contract for now, we are 100% planning to leave as soon as possible. Does anyone know if the contract has been made invalid by the LA for not supplying us with hot water?
There have been many many other very annoying problems throughout!
