    Also, if the council guaranteed your deposit before and you have an excellent rent payment record why not ask them to do the same again? With that and a reference from your landlord you'd be an ideal tenant.

    Thanks Sam I will contact the peeps in the know but in the meantime its like life is in limbo.
    I was VERY lucky to get this lovely house using the council guaranteeing the deposit as down here LL like that are near on extict and I cannot use a LA due to dreadful credit. Am so gutted as this is the first house I have felt safe in and the kids are so happy here.

    I don't really have much advice I'm afraid but what about going to CAB or even finding a solicitor, many of them do free advice sessions and I suspect you may be eligible for free legal advice.

    all theses things were out of your control you couldnt have made them happen
    you are not a bad mother as that is clear to see
    well done on getting diagnosed
    i was too scared to but as i was mild i got through it eventually
    youll have the support of health proffesionals
    and dont forget us too x
    as you are being evicted you will get moved up the list
    are you restricted in which area you have to live? if not you will have more options of where to go
    do you get benefits
    i used to get income support and was able to get a loan from them to pay my deposit i dont know if thats still possible, just ask the department of work and pentions to see what your entitled to if you dont know
    it is horrible that its fallen on bank hol
    it will be in limbo till tues but remember you have this place til thenxxx

    Just to throw a spanner in the works... depending on the contract then the OP might not have the full 6 months left although that is what is left of the lease... Especially if a clause has been out in for the eventuality of the property being sold whilst occupied by a tenant...
    Definitely call the council and shelter first thing on tuesday though - you need to make your voice heard NOW, not wait until the last minute.

    I'm sorry I didn't mean to make anyone cry. I'm only sorry I couldn't offer any constructive, practical advice, I don't really know anything about rented accommodation but jojo's plight just touched my heartstrings I just had to say something even if that is just trying to imagine a positive conclusion.

    Oh well, my little cat Poo is sitting on my lap which means it's time for bed. All is well in Poosworld.

    I really hope someone can help with some advice.
    I have just been informed by my landlord that they are going to probably sell the house we rent from them due to personal problems at their end. Our lease still has another 6 months to run and I have 3 kids, 2 boys age 8 and 3 and a ickle baby girl who is under a year. I work part-time but have a bad credit rating and also have no access to rent in advance or a deposit and no agency would touch me with a barge pole. I am also on the housing list but am currently in band D so there is no way I will ever be successful in bidding and winning a house so what on earth do I do? I have no deposit to come back as the council did a deposit guarantee for me. I also have PND and since finding out am just in a trance (well that is what it feels like).
    What on earth do i do?
    I have the estate agent coming round in the week to value the house and then the LL will make the final decision next weekend but I know it will be placed on the market due to their personal circumstances. My LL has said they will do everything they can to help me but with no deposit ot rent in advance and 3 kids there is little to no chance of finding somewhere to live.
    I know nothing is written in stone but know that the house will be sold and we have made some improvements to the house so it looks really nice inside and we have looked after the house really well.
    What am I to do?

    Hi and sorry to hear of your current problems.
    Firstly the landlord must give you at least one months notice, it would appear from your posting this is the case.
    Regrading the council, you can go along to the council and they should look at your application again, as you have children you should be placed bonto an emergency list and housed, this applies to anyone who has a child that is 16 and under.
    You must go to the council and explain the issues with them, ask to see or make an appointment to see a housing officer.
    Dont worry if that fails, the council by law has to house you under the homeless act, some people thing not but as you have not become homeless at your fault then then have to find you somewhere for al of you.
    Do you have a bank account?! - you may wish to go along and speak to them and see if they can offer any kind of loan, tell them the problem.
    I hope that you get everything sorted, as everyone on here has said it is not your fault in any way.
    Try not to worry, another good ideal to consider also is go along to your local CAB office; they can advise you where you stand and your rights.

    I hope that you are rehoused by the council because then you will have stability and peace of mind.

    Firstly, you have done NOTHING wrong by your kids - the situation is not your fault and the fact that you are asking for help means that you are doing everything you can to make sure they stay safe.
    My friend is going through a similar situation - she is a single mum to two boys aged 2 and 6. Her landlord has decided to sell and my friend is also getting incredibly stress by the whole thing.
    Going by what she is doing a the moment (and the fact that I have had to go onto the emergency list in the past) DO get a letter from your landlord! I would then personally go to the council offices and get to see a housing officer - In this situation you should be able to go onto the emergency list. I did when I had to leave my marital home. I do not know if you are in employment, but I do not think that would matter as I was working when I applied.
    Thirdly... **BIG HUGS** everyone needs one of them every now and again!
    When I find out more about what my friend is going through, I will contact you and let you know as she is further into the process.
    I know that all the lovely people in here have helped me no end - you will get though this.:T

    Thanks for all the replies guys, you are stars.
    Unfortunately getting another house with the deposit guarantee that the council offer is almost zero as we were VERY lucky to get this house. All the LA's wouldnt touch us with it as that placed with bad credit is a big no no with the LA's. Private rentals (like this one) are very hard to come by with a average of 70 people expressing interest in each property. Regarding saving, if I could save in excess of £2000 (which is what it would cost excluding moving costs) then I wouldnt have this worry now.
    I feel so cross, as have always worked and not really asked for a lot in life but hey ho!!
    The LL will want the house sold way before December due to the probs they have. I dont feel I should post their probs as isnt my place to. They have said they will do all they can to help us but it feels like my kids have currently have a future with no hope.
