I have posted this on another part of the forums but also wanted to place it here as know there is a wealth of knowledge here as followed MOT's thread and I feel so desperate.

I really hope someone can help with some advice.
I have just been informed by my landlord that they are going to probably sell the house we rent from them due to personal problems at their end. Our lease still has another 6 months to run and I have 3 kids, 2 boys age 8 and 3 and a ickle baby girl who is under a year. I work part-time but have a bad credit rating and also have no access to rent in advance or a deposit and no agency would touch me with a barge pole. I have always paid my rent early and never missed a payment. I am also on the housing list but am currently in band D so there is no way I will ever be successful in bidding and winning a house so what on earth do I do? I have no deposit to come back as the council did a deposit guarantee for me. I also have PND and since finding out am just in a trance (well that is what it feels like).
What on earth do i do?
I have the estate agent coming round in the week to value the house and then the LL will make the final decision next weekend but I know it will be placed on the market due to their personal circumstances. My LL has said they will do everything they can to help me but with no deposit ot rent in advance and 3 kids there is little to no chance of finding somewhere to live.
I know nothing is written in stone but know that the house will be sold and we have made some improvements to the house so it looks really nice inside and we have looked after the house really well.
What am I to do?

Hi Jojo,
I'm so sorry to hear of your circumstances-I'm afraid I don't have any answers. I too have a dire credit rating but when my husband I split, luckily he had enough money for me to pay 6 months up front in rent and now I have to save the amount each month and pay again 6 months in advance.
Have you got anything you could sell for the deposit or anything?
Call the coucil and be put on the emergency list??

you need to get it in writing that the LL is going to sell. i think this will help with the council

Cheers for your help and advice, I have a feeling I'll be asking for a lot more in the future.
I have PND so this news feels like it has hit me twice as hard as it normaly would, the poor kids they didnt ask to b3 brought into this world and it would appear that their useless mother cant even provide a roof over their heads or security for them.
AM gonna see what advice I can gather but it does sound as though it is a done deal with the house being placed on the market.Wins This Year - 2/1 Dog coat.

You are NOT USELESS YOU ARE ILL! It is not the same thing. you are also NOT responsible for the relationship breakdown of your LL either!
You don't need to beat yourself up over this, it is counter productive both to your mental well being, and to your ability to cope.
I would suggest that you have a chat with your Health Visitor on Tuesday and arrange to see her, to explain all of this. I am assuming she is aware of your PND.
Also arrange a meeting with the CAB maybe with a friend relative in tow, if you feel scared of going on your own. They can talk you through your options. Once you have been given notice to quit, your points will go up a large amount, so you may still get somewhere. Depending upon the area, some local councils are ok about you asking housing associations direct about vacancies, others you have to go through the council.

Please don't worry too much. I know it may seem quite hopeless right now but you do have some time on your hands to get your head around this.
You still have 6 months left on the lease. One good thing that is on your side is the downturn in the property market at the moment so the house may not sell immediately anyway.
Do you know what "their personal circumstances" are? the two main things that spring to mind are, they are splitting up or they are deep in debt.
Now, instead of looking at this negatively and filling yourself with doom and gloom lets see if we can look at it from a different angle. OK, so you know you are there for the next 6 months and if the property doesn't sell you might be able to re-negotiate a lease on a 2 monthly basis (unless they have split up and one or the other wants to move in there whilst it's on the market). There is also always the possibility that the house will be sold to another buy-to-let buyer and if your current LL really wants to help you he'll give the buyer a glowing report for you and your new LL will want to keep you.
Please don't feel so depondent you have 3 of the most precious gifts life could offer. Go and watch them sleeping peacefully just for five minutes, you made them, you nurtured them, you looked after them, you haven't let them down yet have you? And you're not going to now. Your 3 precious little angels are what will give you the strength to work this out.
No-one will see you out on the streets but wherever you end up you will have each other.

Firstly, you are not useless, it is obvious you are trying hard to the best for your family.
Chevalier's advice is excellent, please contact your health visitor and CAB as soon as possible.
Also, if the council guaranteed your deposit before and you have an excellent rent payment record why not ask them to do the same again? With that and a reference from your landlord you'd be an ideal tenant.

Thank you Poosmate, that was so lovely and has set me off with the tears again.
They all mean the world to me and I would do anything to ensure they have safe, happy and secure lives.
Think it is just the unknown that is getting me as one of the downfalls of my pnd is I need to know what is happening all the time or I end up in this state.
