Had an EPC done last week by an outfit called epc4less.
Cost £75 and got the certificate the next day.

just thought i would try and clear things up - i work in an estate agents office & we dont do the epcs ourselves. we dont make money from them. we recommend a reputable company such as a chartered surveyor who have over 20yrs experience so that our clients are satisfied with the service they recieve from this outside company!
there are the companies or independent acessors who have been through a 12 week course which qualifies them to do epcs. Personally i would rather use a recognised company - if you pay peanuts u get monkeys lol!!!
estate agents are human afterall! dont hate us lol!!! thats not to say that they aren't cowboys out there - u get them in every profession!0 -
Try these ones, they did my sister's 4 bed detached for £90 - no complaints. They are offering assessments for £80 to £100 depending on size and location of home.

That quote is ridiculous. We got an EPC last week from a guy based in Newry and he charged us £65. He was very professional and turned the EPC around in 3 days.

Would an EPC be able to tell how much energy is being lost through insufficient insulation in a timber framed house?
For instance do then do that infra red test thing where they can see the hot spots in your walls and roof?

£40 to £75 including VAT will be the market rate in 2009 as I have done a quick internet search. As the market grows it should go down. So if you pay anything less than £75 now then you are ok. Still is a stealth tax as I know how efficent my home is!
At the risk of stating the obvious, do some basic word before the assessor comes round so the certificate has got the highest rating.
NEVER rely on Estate Agents for sorting out anything - always shop around!!0 -

All dwellings for sale from 30th June 2008
All new builds from 30th September 2008
All rented property from 30th December 2008

Guy I used a few weeks ago could come along in evenings or weekends (see thread I sent earlier for his e-mail). I know I've given his details to other people outside the Newry area and they've been happy with his work and price.0
