Energy Performance Certificate

Have just put my property up for sale, and the Estate Agent has sent me out details about applying for the Energy Performance Certificate.

I'm selling a two-bedroom terraced house. The Estate Agents is offering to organise one for me at £175 + VAT.

Does anybody know if its cheaper to apply independently, and if so who would do it on your behalf?

    I read something about these Energy Certificates for Northern Ireland property sales recently, but I thought they were required by the end of the year not now? I might be wrong.

    we put our house on the market last june and no interest. 2 viewers in first week then nothing since. we were gonna take it off the market but havent as then we owuld have to pay estate agent advertising fees. now they have sent us a letter saying it will be £125 for an energy certificate. is ridiculous!

    I thought you only had to pay if you put your house on the market after June . I didnt think you had to pay if it was already on the market .:confused:

  • Might be worth doing a free check before paying for one. Heard this on Radio Ulster at the weekend. The programme was called On Your Behalf & I think it's repeated during the week sometime. Some of the suggestions were interesting - iirc, apparently an "old" boiler of about 10 years old is only about 60% efficient therefore 40% of your oil cost is wasted! Think the woman they interviewed worked out that a new boiler would pay back its cost in 2 years. Here's the link to the radio programme. Here's the link to the free check.

    I was quoted £150+ vat and was really given the hard sell by my estate agent. I decided to shop around and found www.northernirelandhomeinspectors.com
    They did it for £75 including fees and had the certificate back the nex day.

    I cant believe the estate agents are getting away with it!!

    One of my colleagues shopped about and got hers done for £100 2 weeks ago.
    She's not back from leave until next week, but I'll get the number and post it then.
  • Apparently a lot of estate agents are increasing the price of the certificates so they can skim a hefty profit off the top.

    I've heard there's a place in North Down doing them for 85 quid....from what I've read elsewhere the estate agents cant even do the assessments anyway - they pass on the details to the properly qualified guys...

    Making about £65 + vat for making a telephone call... I don't think so!
