I couldn't have done that without standing directly in his way the whole time. The upstairs rooms (top floor and middle floor) were all locked though, so he only had unsupervised access to his stuff and the empty hallways.
I'm convinced that the delivery address is his GF's. It's student accommodation - I can see a first year student from England getting a place in halls, but not a 'mature' part-time student halfway through the academic year.
However, it does still get everything out of here in the fastest possible time without having to ask him over or wait in again. Besides, the last few bags will fit on my passenger seat and the delivery address is half a mile away, so it's really no great hardship.

He could have already anticipated that hence the reason he gave you his GFs (possibly) address. He doesn't need to be there and can say he never got any invoice.0 -

So when you go into the main room (bottom right), it looks like one standard, square bedroom. But then you can sneak through the wardrobe into a second room, which will now have single bunkbeds in it.0 -
