    Okay, the new guy might be an issue.

    He came ten days ago to pick up the keys and I asked him to at least put some deposit down so he gave me £40 which was all his cash at the time. We signed the paperwork with that date.

    Since then, he's been moving in drips and drabs, with BigBruvLodger uncertain whether he'd be there or not. At one point he came in to find BigGunsLodger and his mate in the kitchen.

    Now BigGunsLodger has just texted me to say he's going to move in on Friday "if that's OK with u?". I replied that yes, that would be great, and that I'd been struggling a bit without the rent. I told him he was cheeky to put his start date back so far! I told him that he can either arrange a bank transfer / standing order, or give me £300 cash when I get home on Friday.

    He's now replied, "Aww right even though I'm not moving in till friday? X"

    Er, yeah, have you never rented before? Rent has to be paid WHEN YOU MOVE IN, not some mysterious date in the future. And, by the way, "date of moving in" is when you get the keys, not when you feel like getting round to picking up your stuff.

    Hmm. So I've let him off the delay and will happily start him this Friday, but seriously? Is he going to move in with just £40 deposit??? I worry for the future...

    Stand your ground. The date he started renting the room and the rent became payable is the day you gave him the keys. If you give an inch over this he will be walking all over you in five minutes flat. Tell him in no uncertain terms that you expect the funds in your bank by x date or he can start shifting his !!!!!! back out again.

    He's either never rented a room before or he's a manipulative sod. You choose.

    Sorry haven't read your epic yet :) but wonder if no-one's told him rent's due in advance rather than in arrears? Just wondering!

    Please explain why you handed over the keys without him having coughed up a month's rent in advance plus the deposit.

    You're supposed to be a bit more savvy than this!

    Any normal person would know that as soon as they have the keys, they start moving their stuff in and then invite people round, they live there and rent is due. The next thing you know, he'll be asking for a discount for every night he stays over at a mate's place.

    Don't take any nonsense from this idiot!

    Well I did say so when he viewed. In fact, he said he would have to wait for payday to give me the lump sum, which seemed fair enough. Of course payday was more than a fortnight ago now!

    I've told him this again on a text... no reply... Friday could be fun.

    Oh dear, BL, this doesn't augur well at all. Think you need to be very firm on Friday about rent, when it's due and how much. Try not to be toooo nice, hard for you, and definitely don't smile while saying all of this. BigBruv won't be too chuffed if it's one rule for BigGuns and another for BigBruv.
    March him down to the cash machine if he bridles at all or suggests you wait til next paypay. His choice, pay on time, full amount or go.

    You don't need the worry while you're in London 5 days a week.

    OK, turns out we had a slight misunderstanding... he wants his rent payment day to be 28th of the month, so on Friday he'll give me advance rent for the period now-28th June, then on the 28th he'll give me a full month advance.

    Although unconventional, that works...

    Although unconventional, that works...

    ..Umm, and what about the rest of his deposit? Or did I miss the bit where he coughed up the balance after his initial "all the cash he had on him" £40?

    Okay, so we're all in now.

    But here's an interesting question...

    On Friday night I went to bed around 1:30am. BigGunsLodger got home some time after this.

    At 4:30am I woke up to an astonishing noise like a man dramatically dying. At first I thought someone had been stabbed in the garden but on further listening I worked out that it was coming from upstairs and that it was someone being very loudly sick.

    I disappeared to West Wales at the weekend but spoke to BigGuns on the phone and he said he had absolutely no idea what it was all about - it certainly wasn't him, and he didn't hear it because he fell asleep with his headphones on.

    So last night I saw BigBruv and asked him about it, but he was equally clueless (and to be fair he does sleep extraordinarily heavily).

    Hmm...
