If I lived in SE Wales I'd be applying! You sound like a lovely, sympathetic landlady, and well doen for being so kind to Quackers, but also in getting her out before she owed any more!
I've been a lodger twice, first time with a lovely old boy who couldn't do enough for me - it was mutual, I adored him too. Although we are both very private people, about once a fortinght I would cook a lovely big roast for us to share, and then we would put the world to rights over a bottle of whisky! I also planned and catered his 70th birthday party for him, which made his day! :bdaycake:I was with him over 3years, only leaving because I went into the convent. Now that I am out he has assurred me I will always have a home with him if I need it, even though the situation has changed as his daughter and son-in-law have now moved in.
My current landlord became so in an instant and has been amazing!:A He was the first person I could think of to phone to come and get me when I had to leave, and now I have been here nearly 5 weeks! He is so laid back he is horizontal, and its been ME trying to makesure there are some houserules in place so we don't upset or disturb each other!:rolleyes:
I hope, in both cases, I have been seen as a good lodger!
Anyway BL, all the best with finding new tenants. Please don't think all dss tenants are trouble either - although I have worked from the day I left school, I have had twice had to clain benefits for a few weeks - each time coinciding with moving into lodgings. Nice, honest people can hit hard times.;)0 -

It is great being a cynic, because sometimes you get nice surprises.
Now where was I, perhaps the tenant has found this thread and realised that a determined upholder of the law could cause her and boy friend future problems.
I think we all respond best to a bit of stick as well as carrot; many landlords seem to have an all stick attitude - remember tenants are wonderful people too.0
