Haha (not at Fanny, but on where in the Bradford area one should live .. "Bradford ... easy to get out of".

We're in Bingley and I travel to work along the 662 bus route every (well, not every) day. I'm actively looking (sadly, DH isn't, LOL) and my thought is that this one is horribly overpriced (you wanted people to say that, I hope). I've seen somewhere nice on Redburn for just £10-15 more, and it's much bigger and has a real garden: the pictures don't show it, but my guess is that that is a back yard with a deck on top. But what's interesting is if you compare it to the houses I've been looking at. They do cost more, and are a little further out, but are they worth THAT much more, I don't think so. Especially as they are in much nicer areas, zoned for good primaries and, at secondary, Beckfoot (an Ofsted outstanding).

at a comparable price there is - http://www.rightmove.co.uk/viewdetails-10362762.rsp?pa_n=5&tr_t=buy - big rooms, masses of bathrooms! more garden too and not all that far from the bus route. Then, more pricey but an interesting comparison, there's -

    http://www.rightmove.co.uk/viewdetails-10345665.rsp?pa_n=5&tr_t=buy

(crap pictures, but I have viewed this and it is lovely, masses of potential, but nothing that has to be done urgently ...I have always wanted a swirly blue axminster in the hall, up the stairs and in the bedrooms, haven't you????? please note that I haven't done anything yet BUT DON'T ANY OF YOU BUY THIS ONE, I THINK IT IS MINE ...)

http://www.rightmove.co.uk/viewdetails-17554621.rsp?pa_n=5&tr_t=buy (for locals, I know there is Crossflatts and, um, Crossflatts, but this is in a nice spot with good views over the valley ... and that kitchen is to DIE FOR).

And finally, if you are prepared for a slightly longer commute and are open minded, how about http://www.rightmove.co.uk/viewdetails-17691073.rsp?pa_n=5&tr_t=buy - very strange layout, actually very strange indeed, but quite charming.

Being originally from Bradford I know the area reasonably well. Shipley is - on the whole - a fairly upmarket area of Bradford but while it is a nicely done house, £170k is well steep for that.

I think £130k is more realistic mysel, maybe £110-120k in the current market.

    Rob

Yes I guess you could class Shipley as on the whole one of the more upmarket areas of Bradford, good schools etc but like you say £170k is way to steep for that, I also think £130k is a much more realistic price but Im betting they cant afford to take that if they paid £131k unless they decded to cut their losses we might see it on the rental market before long!
It'll be interesting to see what they eventually get for it.

they won't have a lot of room for manouever I think.

It will be instresting yes, I don't think they will have any room for manouver, and as I have just said Im betting it will be on the rental market before long!

    Ditto :rotfl::rotfl:

This house is the next street on and at £155k is a discusting price. We went to see it for rent and my god its not habbitable in my opinion, although at it has a sink and toilet it will be classed as being. Its all 1970's inside, but the corker is the kitchen is a room about 2ft x 2ft or something, all it has is a very very old cooker (the brown ones with the grill on the top) about 30 cm of surface space next to it, then a sink, thats it, no work surface, no where to put a fridge, no cupboard space. The 2 Atic bedrooms are described incorrectly, they are not 13 x 13 that is the overall size they have been split so must be 13 x 6.5!
And another one on the same road, its next door but one to them, im betting this is their justification for charging what they are SEE HERE

5k less and THIS could be yours and this is a much better area, even more ''upmarket'' and IMO a much nicer property (obviously still over priced in this market but you get my drift if these were sane prices this is a 100% better choice!)

I agree that the one in Fern Hill Mount is the best - I have that one bookmarked, although we're not really looking around there because the children's school is in Bingley.

I was surprised, btw, at how many of us there are here who live in the same area!!!

Re the Crossflatts house, if it was £30K cheaper I would have it! I am hoping that it stays on the market long enough to push the price down. Not sure what the story is - no chain is a little unusual for a house that is being lived in still ... perhaps they are emigrating.

I am also surprised at the amount of us who live in the same area, West yorks, yes or even if it was just Bradford as its a pretty big place but all in the Shipley surrounding area......we all must have no lives round here :D

My son is only 13 months so not at school yet however thats why were trying to stay in the Shipley/Baildon area, one of the primarys in Baildon is the top for the region (cant remember which one I was only half listening to my friend at the time who works for the council for the schools sector) with either 100% or almost 100% in all areas graded on so that would be ideal but baildon is even more expensive than Shipley (if you want to live in the nice bit that is). St Walburgs which is right near Fern Hill is one of my choices although im not sure he would get in, surely living in the next street would help........mind you there not ''supposed'' to work on catchment areas anymore (although im told under the radar thats how they make their admissions decissions!) anyway I digress......as usual.........

The crossflats one, perhaps there STL?

i do not however it think it is worth their asking price OR think they will get it by any means. At the end of the day its a 3 bed terraced...........am I just being sore or is this another example of greedy developers trying to make a fast buck in a falling market?

This house on the same street is £5k less, at £175,000. And it's 4-bedrooms, rather than 3. No way your couple will get £180k for their dump.

Yeah I know, I posted that link a few posts up he he;)

TBF to the sellers it is 5k more for a much better house....its 4 beds cause the attic has been devided in to 2 smaller rooms plus I have seen the gardens and the 5k more one is ALOT better so I can 'see' where there coming from with their pricing (its all new, new kitchen, new bathroom, new UPVC, prob re wired (im pretty sure it needed doing) so no work really should need doing..........although im not agreeing on the price I think the one for 5k less is even more outrageous!

Oh and I wouldnt call it a 'dump' just extremely over priced!

Can't profess to know the West Yorkshire area at all, but it struck me that the rooms are quite small. How much in the way of cabinetry/worktop is in the kitchen/diner, and is there room for a reasonable sized table? The working area seems to be split into 2/3. Not exactly convenient for proper cooking on that huge range cooker thing.

I don't understand this "fell in love with the house" business that people on here post. How on earth do you fall in love with a house? This one looks good because it has been dressed to make it look attractive. Would it look so good with a family's belongings in it after a couple of weeks of daily life? Probably not if there is little storage or room for furniture. Had a look on a house price site and I agree that the asking price is too high. If the "developers" are overextended may be the OP will get it for more than the £89,000 originally suggested, but without the aggravation of the work!
