A little bit greedy

You probably don't remember this but about 7-8 months ago I came on these boards for advise, we had the opportunity to purchase a property in need of renovation from a family friends estate as they had passed on. The property was offered to us at a very reasonable £85k, by the time the sols pulled their fingers out the owner who had been left the property (after offering it to us as she wanted it to be a ''home'' for someone and not a development) decided to auction it and see what she could get - fair enough, we were not in the position to buy it at an auction. So it finally got sold at Auction for an over inflated £130k (3 bed terraced) we were shocked at how much it was ''snapped up'' for as even us who wanted it as a home (not for profit) said we wouldn't have paid over £100k for it.

Anyway someone did in Feb I think it was and it is now back on the market. Now needed clearing out, i.e ripping out carpets, bathroom, kitchen, paper off etc and starting from scratch. I have been told (by someone who has no interest in the property so had no need to lie and had in turn been told by the woman who put it up for auction) that it was structurally sound, so no major costs there, bit of pointing apparently. It needed new windows and door, probably a skim of plaster, new carpets and decoration, new bathroom and kitchen and the asbestos garage removed from the back.

They have now put it on the market so clearly they bought it to do up and make a profit grrrrrrrr so I personally hope they make nothing, this may sound cruel but I'm still al little sore from my dream plans being snatched away ha ha. The house however looks lovely and is in somewhat very similar to what we were planning, i do not however it think it is worth their asking price OR think they will get it by any means. At the end of the day its a 3 bed terraced...........am I just being sore or is this another example of greedy developers trying to make a fast buck in a falling market?

p.s (oh and our 2nd house purchase fell through (lucky arnt we!) so were now on the hunt for rented till we see what's happening with the HPC!! We finally might be great full for both ''fall through's'' and instead of feeling like ''nothing good ever happens to us'' and manage to pick up a dream HOME at a bargain price!! Heres hoping.......

    That looks very nice, I don't know about prices in that area but it has certainly been done up to sell, it would be hard not to fall in love with it on a viewing. Good luck in your search, your house is out there, we viewed over 40 properties before we found the 'one'

    Believe me this time lady luck has shone on you with all her might....well done for seeing what still some others cannot see...enjoy the wait as its going to be one hell of a ride....and rewarding
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    I remember your story, updates are always appreciated. I am inclined to agree with you that they've been wildly ambitious with their marketed price.

    Someone I know sold a house for just over £100k - in need of some slight work, and he'd told her it was for his sone to live in. Of course it went on the market for 140k as soon as he'd done it and was still for sale after 12 months - and now he's took the sale sign down.
    Just that little bit greedy as another has gone on that street for sale at £120k. :)

    I think thats an excellent Idea...............do you think it would be cruel to take a walk through a muddy cow patted field first and cover my 1 yr olds hand in chocolate and let him explore at this leisure :confused:

    Oh a serious note when Ive got a spare afternoon while Im bored I might book a viewing, I just cant be bothered with the EA's pestering me after!

    I would like to make an alteration to my first post it was bought for £131k on 21st Dec as I have just checked the registry

    that is a gorgeous house, and i do think its overpriced depending on the area!

    Its a lovely house im gutted for you about losing out on it, myself and my partner are wanting to head back over the Shipley / Saltaire way but its almost impossible to find anything worth the money.

    As for rentals its even worse thanks to all the apartments springing up left right and center!
    I learned about debt the hard way and the best way :)
