    oh no assume youve already gone so missed the opportuity for some sensible advice and assume by the time you get this that you'll already have nabbed it lol but just in case you havent here goes...

    1) What are agents costs and fees IN TOTAL if you rent it, including the bond
    2) What additional fees do you pay - ie water rates, gas elec & who are all with currently & do you have choice to switch if they are expensive providers
    3) Has all heating & appliances been checked for safety
    4) What is included in rent - ie do you pay additional ground rent on top or is that inclusive of rent
    4) What period of notice do you have to give (In case you discver the neighbor from hell)
    5) Is a full inventory provided (& agreed) before you move in - ie note down any chips on work surface, baths, sinks etc as they will try & charge you for new ones otherwise
    6) Are any repairs needed before you move in & will these be done immediately
    7) What are arrangements for repairs - is it a managed flat or do you deal direct with landlord. If its managed is there an out of hours number to call in case water pipes burst at 2am sort of scenario...

    Taking all the above into account & assuming you REALLY can afford 2 beds on top of debtbusting and a bit of leeway...I should note at this stage that I live in a particularly "interesting" part of town and in a 1 bed flat where I've been happily ensconced for years!! Mine mind you so not as easy to just up & go but thankfully I'm happy & never been threatened with reposession lol!! Keep us posted! If you signed up - when do you move in & did your mum see it?!!

    Don't worry. I've not signed anything or agreed to anything.

    Was only with the current tenants aswell anyway.

    Mum really liked it. Nice area. Could do with a good clean! :rotfl:

    I really like it now I've seen it again. Noticed so much more that I missed last time. Like the fact they did actually have 2 sofas in there and not 1 like I thought! :rolleyes:

    It comes with wardrobes aswell so I won't have to buy one of those.

    Gonna write a list of questions for the agent tomorrow.



    Anyone know if they will let me change the light fittings? :undecided

    Both of us! :p I'm actually very neat and tidy. It might be a bachelor pad but you won't see pizza boxes lying about (although washing, yes).

    Seriously, it looks crap. I might just change it even if they say no. :undecided

    is it the actual fitting or just the shade? if it's the shade then they'd be fine but I think there are all sorts of rules these days about work having to be done by a qualified electrician so there might be a problem with you changing the fitting yourself unless of course you are...;)

    is it the actual fitting or just the shade? if it's the shade then they'd be fine but I think there are all sorts of rules these days about work having to be done by a qualified electrician so there might be a problem with you changing the fitting yourself unless of course you are...;)

    Well no it is the lamp shade that is crap. But I'd like to put a strip of spotlights up. It's not difficult though. It's like changing a plug. Sod 'em. I can always put the old one back up if I know they are coming! :rotfl:

    I would check cos putting stuff like that in would affect the walls and if you take it down you'd have to cover the holes & repaint which would mean repaintin the room - dont know if youve ever tried touching paint up (behave!!) but it rarely works months later as the color fades & becomes impossible to match IYKWIM!! Not trying to be negative just practical! Any more burning questions?!!

    I would ask first but I'm a wimp who wouldn't want to lose her deposit! you could just get a shade and save all the diy stuff for when you buy somewhere.
