    Beautiful house - I'd go for yours rather than the one across the lane every time.

    As others have said though, it does look a bit bare, I can't quite figure out what the cream room with the one chair in it would be used for? More photos - beds, bathroom & inside the annex/granny flat I reckon - plus the ones there are don't do it justice.

    EAs, urgh, in your face or on the horizon :D I've moved 4 times and IMO have no idea what they really do to merit what they charge

    The Rightmove front page is doig you no favours. Thats the page that needs to hook potential buyers, there is a very poor description & not much else.

    I would also look at getting the main picture re taken, if you have a digital camera, take a load yourself from different angles & see which one looks best, then get the agent to take one from that angle.

    If your not happy with the service from the agent, let them know. Why haven't they used the floorplan you have provided?

    The market as a whole is very flat, even dropping the price isn't going to open the floodgates in many cases. Buyers are lacking in confidence at the moment, they are all uncertain as to what the market is doing & don't want to get their fingers burned.
  • Its one week today that we've been phoning the EA - sometimes more than once a day - the man we "need to speak to" is always in a meeting (!) and will call back...we've emailed a professional floorplan (at their request) as this is hubby's profession and its always going to be added but they never do.
    we've said we intend to bring another agent in and have been told that our fee will go from 1.25% to 2% as they have "spent a hell of a lot of money " on us.

    had someone from another branch value us today and they seem more professional.

    have taken all of your brilliant comments on board and told todays EA if we go with them to drop the words 'semi detached' and replace with 'barn conversion' because so many viewers say it doesnt feel like a semi - if we can get those put off by SD through the doors they might agree.

    also about how the annexe is independent living or office space and very versatile.
    they listed us as having 2 receptions when we actuaaly have 4 as well!

    and full-time-mum, will be making sure it comes across as a family home - there's a massive great TP climing frame int he garden now so that'll probably take up one garden shot! the EA did tell us to 'hide any colourful plastic stuff' last time and I think we looked a bit clinical as a result.
    have got much more colour in the house now and will be getting some hanging baskets and pots for the garden tomorrow!

    thanks again - and Jorgan thanks for reassuring me to not drop the price as that was something we might have done and regretted.

    Can you change EA to the one who is selling the house you want to buy? They would be very keen to push yours as they would get 2 fees. How about having an 'open house' day - put up some posters and pay for an ad in a local paper. Whatever you decide I would bin the EA asap, if they couldn't sell when times were good what chance now.     Another angle for the self-contained annexe - could you market it as having potential for holiday letting/B&B providing the owner of the main house with an income? Or would that be against the terms of your covenants etc?

    Christian Sanders came out to value our house in F.eckenham years ago from the Bromsgrove Office. I have had properties valued since and called them a million times and the only evidence of him exisiting from that point is their answerphone message. :rolleyes: You rarely see the valuers again.

    It wasn't the same house I was thinking of but our mortgage broker (family friend) lives in that village :)

    Personally, I'd talk to Knight Frank again and get their commission down to 1.35% ;) The number of viewings I had from out of area was astounding - Wales, London, Manchester, Wiltshire, all over. That is probably what you need as those people seem to have a very precise idea of what they want and will search far and wide for it.

    I would not dual agent with anyone else but them as they do have a different market place and there lies a benefit rather than just paying more for someone like Andrew Grant who's market is identical to JS's

    (I'm in the library skiving when I'm apparantly searching for Insurance Quotes!)

    Why don't you get a friend to come and view your house - via the estate agent - and see how interested the EA is in selling.
    See if he is saying "well if you don't like this one we've got another around the corner for ..."
    That is how I would get an honest opinion myself.

    I think it's beautiful but a drop in price of less than 5% after about a year and a half is not very much.
    Also I dislike the fact I had to go to the agents webpage and then download further details to get more info. And where are the bedroom pics? And bathroom? Your agents wont get any money at all if you don't sell - what are they messing about at?

    just think people are being too cautious i think your house is lovely just goes to show no matter how fantastic your house is it doesnt make any difference.

    We have an asian person look at a house in our area only looked about 20 with a mercedez car how do they afford it, me and oh are baffled we are in our 40s and worked hard all our life to get a 4 bed house now we cant sell it because of the stamp duty everyone who sees it loves it but dont want to pay over the stamp duty.:mad:
