  • that makes sense. probably was sold as a business. hubby's getting fed up with me getting fed up with not selling now! and STILL the estate agent didn't call back grrrrrrrr shows how much he values us really.

    Bearing in mind that it's a tricky market at the moment, and houses are sticking, I would be tempted to try the other agent. However, many agents will tell you anything ('We'll sell it, no problem') in order to get the business. There is no guarantee that they will be any better, but it seems to me that you have nothing to lose by changing agents. Check whether the 1st agent has a notice period.

    i had 2 agents round, one seemed really with it and able to sell and really sold me on them being good and that they are proactive and know how to seel but then the online advert was all wrong and they promise to call back and then they dont. they are keen and hungry until you sign up then u are theirs and they dont return calls etc

    We now have another home in our sights and we love it - not only that, but if we lose this house it could mean my disabled mum having to go into residential care as this house/annexe is no longer suitable for her due to her worsening MS.

    I'm sorry to hear that - MS is a cruel disease, my MiL died of it 3 years ago.

    I think your home is absolutely lovely! Is there any way you can adapt it to suit your mother? Handrails, lift, etc? That's what my in-laws did in their place, there is a lot that can be done to adapt houses now.

    you dropped the price by 5% after not selling for almost 2 years, a drop which frankly wasn't really there since there was sod all chance someone would pay 5k extra tax for a house 20k over the 500k stamp duty threshold.

    not wishing to be harsh but unless you are getting regular viewings you aint going to sell, regardless of agent.

    Just an "overpriced" house.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

  • epz - we do get viewings when we get featured in local press. the price drop after only a few weeks on the market when we realised that the stamp duty threshold such an impact. it was valued by 3 agents and we (believe it or not) took the one with what we felt was the most realistic price, and package, the other 2 (knight frank and andrew grant) valued it at £550000 -

    anyway, thanks for the constructive replies - do appreciate it.

    try painting the walls magnolia, krusty alsop says if you do that you can charge an extra £50k.

    once you try that, if it still isnt selling perhaps try lowering the price!

    but definitly try the magnolia trick first!

    I agree it's a beautiful house, in a lovely part of the country too.

    However, EAs should be doing everything they can to be chasing the sale and getting buyers through your door-especially with the commission you're giving them.

    I'd suggest you get a floor plan done as I can't really visualise what the layout of your property is internally and how the annexe works as part of the house. When we sold, we used

    I'd also suggest that the EA bought the services of a specialist EA photographer- some of your pictures don't do the house justice I imagine. for example, the front shot, my eye is taken to the phone line, not your house. A good photographer would have minimised that. They would have done their research to ensure they got to your house when there was less shadow in your garden

    Looks like Particular plans do photography too...and they come to your area. might be worth getting a quote to take into your EA!
