    No no no. It's laminate flooring FIRST, then magnolia paint. If all else fails, adding some decking outside should definitely boost your price by 20-30% :j

    In all seriousness, houseprices.co.uk says that your house sold for £423k back in 2003 - I think your asking price looks reasonable, maybe your agent needs a kick up the backside.

    Take some better pictures and put your house on some of the many sites that do "for sale by owner" type adverts. get it out there and make sure you point people to the estate agents for a point of contact. Floorplans definitely help.

    p.s we had big problems getting Connells to do anything for their commision. They seemed to think that they could just sit back and a sale would happen. We dumped them as soon as our term was up and went with Taylors. Their commision was higher but boy do they work for it. We had more viewings in 2 weeks than we had in 3 months with Connells.

    It's true what they say, you get what you pay for.

    I think one is issue is proximity. It's a little bit in the middle of nowhere which makes it a niche market (been there) and then having an annex makes it even moreso of a niche market.

    I'm not overkeen on John Sanders personally - I find their website works intermitantly and they don't generally include enough detail on rightmove , if indeed the property makes it on to rightmove at all. It's fine having a for sale board outside but then you can't find the details anywhere! I wouldn't uses Andrew Grant if they paid me and Knight Frank I found really disappointing recently but they will be the sort of agent that can pull in a punter from outside area for you which may be what you need. I also know of a house with Aannex at exactly the same price that has been on with Andrew Grant for literally years!

    Your price would be okayish (I think a wee bit high) for size but the fact that you have almost two houses makes it harder for you. You either need to drop your price or be prepared to wait a while for the right buyer (few and far between in this market)

    Having sold in that price bracket recently, everything is sitting on the market. There's not a house that was on the market before us that has sold and very little after! You have to price aggresively. And you need a floorplan. Why haven't they done that for you?!

    In your position I would be finding a way to either link the two areas properly OR actually find planning permission for two separate dwellings. As two houses, they would be worth more than you are asking almost certainly. And easier to sell. It's difficult to make a long thin area work which is why I think that two houses would work well as you can walk into what is the annex from the middle and move either side to living and sleeping accommodation (which is what we'll be doing in Kempsey :))

    I'm really sorry I'll be offline for at least a week from tomorrow as we're moving tomorrow and I forgot to sort my broadband out!

    She knows what she's talking about AND knows your specific area and has experience of selling in that price bracket in recent times.

    Great house! A quick thought on the annexe and it's possible uses...I would suggest you 'market' it as suitable for live-in nanny or au pair. At that price bracket, and for what is obviously a family home, I personally think that could be a winner! Good luck - have just taken 9 months to sell our house and know the agony you're in!

    The house you mentioned that's been on the market for ever is the one we want to buy - fingers crossed.

    I think my biggest gripe is that our EA just isn't pushy enough - we have the offer on our house but they are yet to sell both their properties and they didn't put themselves on the market until a month after 3 viewings they'd made of our home and their offer! I woudl have liked our EA to have been saying a bit more to them about getting a move on!
    we are rural rather than semi-rural as you have rightly said and this is offputting. I will get the EA to change that to Rural so that people aren't put off once they get here.
    being listed we are a bit stuffed as to changes to structure but have already got quotes and buidling regs for a)wall knock through from main house to annexe and b)mezzanine to make 4th bedroom upstairs here so that could be emphasised by the EA too.

    I just want to thank you all for spending time answering my post and helping me along - this is all a bit new to me and I do appreciate your experience. hopefully one day I'll be posting to help some others here!

    I didn't like the surrounded by roads picture and a couple looked very boring (magnolia with a random chair - couldn't work out what the rooms really were - couldn't really work out hte layout, how it fitted together or what was for sale really), other garden shots nice. Details hard to navigate and read.
    No mention of the village, for me I can cope with rural if there is a pub in the village so occassionally no need to drive to go out and a school would be a big selling point.... any facilities?
