Could you get a friend to come around, as if a prospective buyer, and get her to tell you how she would see it. I did this for my Brother and it can be quite helpful.
Suggestions for moving furniture slightly, too many photos, cluttered laundry area, untidy garden, that sort of thing.
Also, make sure you keep your windows clean as it really makes a house feel light and airy and make sure that you pull your curtains right back for a viewing.
When you interview your prospective new estate agents, ask them if they have any constructive suggestions for making the house more saleable (you might as well get some free advice) it will give you an idea as to how inventive/imaginative they are.

All I would say is some of the angles they were taken (or maybe the type of lense used) make it look like your ceilings look about 4ft high! :rotfl:

One thing that did slightly (only very slightly though) irritate was the fact you had to click through all the links to get to the full details....it is a bit of a pain.We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.

The two properties are completely different beasts. Your limited back garden space is mostly in the shade; they have a huge sunny back garden + huge front garden + lots of parking/driveway and privacy. You're right on the road.
I think it would be unusual for people to want either yours or theirs. As they are completely different properties they need to stand not against each other, but against comparables within a 5-10 mile radius.
And across the road haven't sold either.
However, it might be worth noting that the most expensive house EVER sold in your village was for £495k before all the current credit crunch etc

When I look around the area, there are similar-looking 4-bed detached houses available at the same price as yours, which is a semi. I suspect people forking out half a million quid will expect a detached house with land in most parts of the country.0 -

the other house that sold for 495000 did so a couple of years ago but I know others that sold for over a million in the past few years. our neighbours (with whom we are semi) are a farm with 70 acres and the house is gorgeous - its 400 years old, not everyones cup o tea I know, but when it went on the market 4 years back it was £575,000 so well out of our range.
I was really interested with how the pictures make us look like we are right on the road and will definately get that addressed if our agent EVER answers our calls, lol! we are tucked away with parking for 5 vehicles and the aspect shown on that page is only of the back of the house which is on the lane (we only really get a few tractors/neighbours cars as its a hamlet with no pub, shop or anything so no real traffic)

Land Registry data isn't always there. I've noticed quite a few I KNOW sold and they're not listed. I've also seen some errors.
I know the data can be a bit late being put on, but I'd have expected it to be on within a year, but still my friend's flat (Feb 2007) isn't listed.
However, those are the sort of things people will look at.
Also, the farm may have been sold as a business. Maybe that is why it isn't listed?0
