Do quality applicances help sell a kictchen?

We're doing up our kitchen and while our house is our home we hope to sell on in a couple of year's time and so every decision we're making is with a view to selling (in a possibly flat market).

Would cheaper appliances (ie ikea, hotpoint etc) put you off making an offer or attract you to a property, or maybe result in your thinking they'd need to be replaced soon so therefore you'd offer less?

Would better quality appliances - bosch, zanussi, smeg etc mean you'd feel the kitchen was better quality and help make you like the property more and feel liek the kitchen is less likely to need replacing in the near future?

Also does colour/fashion in appliances matter much these days - white vs stainless steel vs black?

As a FTB, if I were to look at a property that was advertised with appliances included, it is definitely something I would consider, there is no point in thinking it has everything you will need if they go wrong after 2 months. Then again I am a bit of a perfectionist and probably look too much into things.

However, the last part about the style, impression is everything, so a nice looking kitchen with some ghastly white appliances will not create as good an impression as the better looking black/grey/stainless ones.
If I were you, I wouldn’t go crazy. Just get some decent looking middle of the range brands that people will have heard of with decent guarantees and I’m sure you will be fine.

I wouldn't know what WAS a cheaper brand or a more expensive one.

All I'd know is if the house I was looking at was in my budget - and if I liked the look of the kitchen.

To me Ikea is posh and Hotpoint.

If you had a load of things in there I didn't want, didn't understand or simply didn't like the look of, it might put me off.

We have always put more expensive branded appliances in the kitchens of our more expensive houses but I really don't think it matters. The branding of a kitchen appliance has got to be so far down the list on things that make you buy a house even if you did properly notice what brand they are.

There's so much going on when you view a house that you can't possibly take it all in. You just want it to look nice. In future, I will happily put in whatever fits and looks lovely. A recognisable brand, but it's all subjective. I like Smeg stuff, other people think it's rubbish and that AEG is great which doesn't even hit my brand radar

It depends on the type of property & how much it costs as to what make of appliances people will expect to see. If you have normal 'bread & butter' three bed semi then lower cost appliances should be ok. If you are selling a detached property at the top end of the market then buyers would expect to see higher cost (perceived better quality) appliances.

I am back here as I had a thought .... whatever you put in, I'd be buying your 2nd hand old tat .... not something that adds value I'd have thought. I think I'd prefer it if you put cheaper stuff in now, then took it with you when you left so I could put in my own cheap (but brand new) tat.

Just a thought.

Thanks for the replies. Doozergirl - I love that link. Alas a bit over budget and then we'd need the matching (pale blue) fridge of course... like that other link too

Good point re house - it's a 3 bed semi at the slightly less smart end of an affluent area (hence why we could afford it), so maybe the cheaper but ok-looking ones from are the way to go for most things, specially the integrated ones which aren't visible anyway.

Looking at a house to buy:

1) I wouldn't automatically expect appliances to be included, therefore no impact on sale price.

2) The appliances themselves (if integrated or specified) would be a bonus but I'd only be thinking of a couple of hundred quid on the purchase price.

3) Brand? What brand? It was a brand?
