Due to exchange tomorrow - is it normal to doubt everything and feel so ill the night before.........
another question, due to a last minute shift around on the mortgage paperwork and retention , double checking the figs, I am short of £200 when i fator in everything. will this hold off ezchange. I panic the solicitor will spot a small shortfall in his fees and hold everything until I have CHAPsed the money to him. or... can i make up any small shortfall before completion?

They should be okay to exchange without that £200. They'll probably send you a completion statement asking for the £200 very shortly.

yes, my work colleage told me today he doesnt think i should buy it with the new roof and damp problems. not very helpful mr work colleage. also its 104 mile round trip to work each day on the motorway.....oh hell - everything felt ok the other day...........

I didn't feel like that when I bought my last house, but then again house prices weren't overvalued by a third and the market wasn't falling.0 -
With that amount sol may just pop in £200 from the client account. Normally they get it in advance though.
Feeling nervous is normal. Start looking for a job closer to your new place as that is one heck of a commute!
It might be time to write a pros and cons list of the new house and see how it balances to see whether there is something substantial bothering you. If nothing else you'll get your worries down on paper which will help.0 -
lol, prices will drop but i can safely say that the flat will are selling will drop quicker than the county house we are buying......(i hope!)0

actually what bothers me is that i have got 2 price reductions now and the new mortgage offer reflects the new purchase price of 190k but with the 5k retention. problem is, the mortgage was supposed to be valuaing the property at 195k, advancing on the basis 190k, but instead it will advance 185k leaving me 5k worse off and no time to change it before tomorrow without more underwriting.
i will have to borrow 5k to straighten the mess out (repaying a family loan) and another 5k to do the repairs. to get the 5k back. don;t you love a last minute hitch0 -
7 years ago, when we moved into this house, my girlfriend walked in and burst into tears.
Without their nice furniture etc it just looked awful. Plus we really started to see where they'd bodged the decorating!
The curtains made from newspaper sealed the deal lol (not to mention the missing carpet we thought they were going to leave).
But we love it now (now we've fixed it) and hope when our recent buyers walk in, they don't feel the need for tears.
You just need to make it yours, I don't think it happens immediately for everyone!
Just focus on how you're going to make it better than it was when you went round it before / when you've finished renovating as you'd planned (delete as applicable)
